From New York Times bestselling author Marina Adair comes a laugh-out-loud, witty and sexy friends to lovers romantic comedy that fans of Jill Shalvis, Sarah Morgan, and Christina Lauren will adore.
The day Jillian Conner caught her husband smearing her award-winning frosting on his mistress’s cupcakes was the day she adopted her man-free diet. Including the insatiable flirt who is renting the summerhouse next door. So when her too-sexy-for-words neighbor decides to take a midnight swim—in nothing but his tanned and muscled glory—Jillian tells herself there’s no harm in looking, as long as she doesn’t sample. Because this single girl in the city—a local cupcake goddess, who just received an order for a seven-tier wedding cake—already has her hands full. Another set of ovens, she needs—skinny dipping with the most notorious player in the NFL, she does not. She could use another set of ovens—but skinny dipping with the most notorious player in the NFL is a bad move.
After a serious injury, superstar running back, Clay Easton, knows the only way he can prepare for the pre-season is absolute focus. So he trades in the noisy grind of city-life for the tranquility of nature and rents a house in a sleepy community on the outskirts of Portland. All he needs is a pool, a gym, and some room to breathe. One solid month of uninterrupted rehab is the only thing standing between him and the game. Except, his distraction-free plan has one snag: the sexy single-mom next-door who watches him from her kitchen window. Before long, Clay can’t help but wonder where all that watching will lead. After all, he’s never been good with sitting on the sidelines…

Series: The Eastons, #3 Narrated by Piper Goodeve. Length: 8 hrs and 45 mins Release date: 05-17-22
Jillian Conner is a single mother taking care of her young son Sammy and trying to establish her baking business after her ex walked away with another woman and left her in difficult financial situation and wary of men. So why she is taking so much interest in her new sexy neighbor, Clay Easton, when he takes his naked midnight swims?
I liked the beginning of this story but at some point it started to drag on and it wasn't so interesting anymore. As we get both Jillian and Clay's POVs all the time, then all the time I know how the other feels/thinks, so many things become repetitive and predictable. The characters felt flat and lacked depth.
My first read of the year, and I’m already behind and in a small book funk…
This was a little predictable, but I still loved the main characters! Jillian was burnt by her ex, so as a result she doesn’t believe in marriage. And, Clay is a football player and has been dumped in the past as well. For this reason he’s not really into the long-term commitment. But, then he rents a house for the summer from Jillian, and he just can’t help but be attracted to her. Jillian has always had a little crush on Clay as well and is surprised when it’s him and not his brother who has rented her summer bungalow. The two want to be more than just friends except Jillian is afraid to act on her feelings because she also has her young son, Sammy, to think about. Well, this was one swoon-worthy romance! Clay was just so caring and considerate. He just oozes sex appeal and masculinity. And, Jillian can’t stop thinking about him. Totally enjoyed connecting with his brothers and their wives. I just wish it wasn’t tied up so fast and that there was an epilogue…
This book was good (3/5 star rating) until it wasn't - lowkey wanted to DNF the book from 48% onwards. Dirk is a POS and a shit father. Such a book for mums and single ones at that. Don’t give up on love. Give up on idiots.
Favourite quotes: -All she wanted was a small taste of that fancy-free, single-girl life she’d lost. - She’d settled on twenty because it was an even number and divisible by two, five, and ten. Now, I want you to turn to a clean page and at the top, under the first item, I want you to write: One—Stop making lists. If it’s important, you’ll remember it. Jillian hit Pause. “What kind of list asks you to abandon the list?” - “Rename Resolutions to Recommendations, so that I can, at any time, ignore them without a trace of guilt.” - “Wait. You all went?” Clay asked, an unfamiliar ache making it hard to breathe. It had never bothered him before when he’d miss family events because of his job, so why did it hurt now? (relatable) - Stop looking back or you’ll trip over what’s in front of you. - This week I want you to try saying yes. Just once and see how it feels. What’s the worst that can happen? - With a hand to her chest—which was pounding erratically—she leaned back against the wall and did a slow slide to the floor. (me) - “That people who wait around, expecting it to happen, will never find what they’re looking for. Just like the hard work put into your career, if you want to advance your dating life, then you need to be bold and go after what you want.” - “My dad used to say that love isn’t a noun, it’s a verb. A series of sacrifices and small actions to remind those in your life that they are cherished. He also believed that family needed to work twice as hard to show love.” - “I love labels.” She went up on her toes and kissed him, and he kissed her back until her entire body was quivering. “As long as I get to think of you as mine.” - Remember that life is a one-time offer, use it well.
Kindle notes: - Jillian Conner was naked. (One way to start a story) - ...walked barefoot from her little cottage, where she and Sammy lived, to the main house she rented out as a vacation destination to help cover the cost of the two dwellings and six acres of property she’d inherited from her grandmother. (Pfft what a hard life) - God, every time she was around Clay she came off as having an IQ equivalent to a pack of gum. (sorry girl I think that's just the IQ the author decided to give you) - Have an orgasm. (Read this while watching sex education lmao)
Smut moments: - Closing her eyes, she undid her robe, letting it slide down to her elbows and reveal her bikini, and jumped. Well, slid down to the next step and said to the stars above, loud and proud, “Lose the negative whispers and lose that suit.”“While I’m in strong favor of both those statements, you might want to wait until I turn my back,” a very low, very unexpected voice said from the abyss at the deep end of the pool. - Maybe it was the playfulness in his eyes or maybe it was because she enjoyed flirting with him, but when she turned around, she gave her bum a little shimmy, then glanced over her shoulder. Clay stood in front of the window, hands over his head and resting on the upper sill, his arms bulging as if holding up the side of the house. She finished her circle, to find him applauding. She took a bow and when she looked back up, she found his gaze roaming leisurely down her body. He blew out a breath and shook his head in awe. Perfection, he mouthed. - “What are you doing?” he asked. “I’m not sure, but I can’t seem to stop.”“Then don’t,” he said right as she took his mouth. This time it was no slow exploration. It was raw and hungry, fusing together. - “Go lock your door, then pull that big chair over to the window and face it toward me.” - “Sit down and scooch to all the way to the end.” His voice was thick and rough with want. Or maybe it was need. Either way, it stoked her hormones. She shimmied to the edge of the seat, sitting primly. “Like this?”“Just like that. Now relax your legs and lean all the way back.” She did as instructed, glancing down at her pajamas which had ridden all the way up, then back at him, and he grinned. Understanding bloomed. “But you’ll be able to see everything.”“I might not be able to touch you, Cupcake. But I sure as hell want to watch you.” Any trace of shyness vacated when she watched his eyes blaze with fire. “What comes next?”“You show me, if I were there, where would you want my hands?”
Funny moments (the only reason I finished this book): - It took a fair-weathered fiancé, a Ponzi schemer, and a forensic accountant of a husband—who forensic-ed her right out of her alimony—for her to admit the cold, hard truth. - Telling herself it was the wine, she closed her eyes and whispered, “Your imagination is working overtime, and you are dreaming.”“It bodes well for me that you imagine me in your dreams.” - She shivered again—but for a whole other reason. “Are you aware that the robe is sheer when wet? And, um, clingy?” - She swallowed. “Let me know if there’s anything I can do to make your stay easier.”“That’s the plan.” He pointed to his lower leg, but her gaze stopped much higher. “Not sure what you’re offering to help with, but the surgery was on my knee.” Realizing she was staring, Jillian jerked her gaze upward, and when she met his eyes, he winked. Oh boy. “What time do you want to eat breakfast?” she asked. “Is that an invitation?”“No. A home-cooked breakfast is part of the package. You just tell me what time you want it, and I will make sure it’s ready.” His smile increased ten-thousand watts at her comment. Oh my god, everything she was saying sounded sexual. “Where do you want to eat? Patio? Kitchen?”“Kitchen’s fine.” - “Good. Now, Clay,” his mom tsked. “You can come out.” - He rested a hip against the counter. “I’m not doing anything. That’s all on you. But if you’re not careful, I might begin to think you’re flirting with me.”“I’m not,” she said. “Not intentionally.”“That’s too bad.” - He turned to his wife. “Babe, that’s Clay Easton. Running back for the Seahawks?”“You must be Dick,” Clay said. “It’s Dirk,” he corrected. “I’m a big fan.”“Not sure I can say the same.” - He turned back to face her with palms up, silently asking for a rating on the amazing-ass-meter. Jillian pretended to hem and haw, then flashed nine fingers. He threw his head back and laughed, and she found herself laughing. To her surprise, the stress of the morning vanished and she found herself wanting to keep the game going. He cocked his head, calling her on her lie. Fine. She held up a solid ten, which didn’t even begin to cover just how impressive his body was. Then, when she’d thought the fun was over, he gave a playful twirl of the finger, in a universal gesture for I showed you mine now show me yours. - “You’re mistaking glee with stress. I was just thinking of all the things I have to do when I get home.” - “You can just tell me it’s too personal and you’d rather not talk about it.”“Okay, it’s too personal and I’d rather not talk about it,” - To be the reason someone looks at their phone and smiles. Then runs into a pole.
I have so many mixed feelings with this book 😐. I loved the beginning…single mom with a cute just-a-few-years younger guy, I already knew about them from “Definitely (Maybe) Dating” book which I loved. Then it reached the point of the “big issue” that “broke her heart” and I lost it!!!
So, she had traumas from the past, but he did too!!! And sis was not about to compromise for him because she did a lot of that with her a-hole ex-husband, which I understand. But then for “love”, the amazing Clay had to compromise everything. So she ended up doing to him what it was done to her in the past 🤔, and now that was perfect and lovely.
I don’t see the logic and I hated this turn of events so so soooooo much…that’s why I gave it a 3 😒

I'm really enjoying this series. The humor, the love, the grown-up situations and conversations. The family dynamics. Margo seemed a little less present in this book which I have mixed emotions about, I think she is over the top but also provides an interesting level of conflict.
Marina Adair has done it again and has given her readers another incredible romantic comedy! I absolutely LOVED Summer Affair the third book her The Eastons series. It was an incredible story and I loved reading every moment on every page and could not put it down. She provided her readers with the amazing characters, that I loved, who feel like close friends! Marina Adair continues to show with Summer Affair that she is an incredible storyteller. One of my favorite things that I love about Summer Affair is how Marina Adair incorporates the title of the book into the love story. Who doesn't love hot sexy men, strong females, loving families, and friends, who always support one another, they are all such wonderful characters? Her characters in Summer Affair are so believable and charming, they share great chemistry, lots of laughs, and steamy romance. Summer Affair delivers all those things that I love most about Marina Adair’s romantic comedies. I love that Marina Adair writes from the perspective of the two main characters. I enjoy getting to see things from the viewpoints of both main characters. Summer Affair is filled with heartbreaking and heartwarming moments. I love the lighter moments where I find myself smiling and laughing out loud. My favorite moments are the ones that pull at my heartstrings that cause me to sigh, as I read the heartbreaking moments. Summer Affair is filled with all those things that I have come to love in a romantic comedy love story, especially the poignant and bittersweet moments that filled this page turner. Summer Affair the story about Clay Easton, all-star running back for the Seattle Seahawks and Jillian Conner, cake designer and single mother of son, Sammy. Clay and Jillian have met numerous times because of her friendships with Darcy and Piper. Jillian has decided to embrace being single and begins listening to a podcast in hopes of crossing items of her bucket list and putting herself out there. Jillian heads to her neighboring rental property for a swim. She talks to herself about skinny dipping only to discover Clay in the deep end of the swimming pool. He is renting her property for the summer. I love the chemistry between Jillian and Clay and how the sparks fly when they are near one another. Jillian’s ex-husband Dirk was supposed to take Sammy on a four-week vacation but backed out at the last minute. Jillian is cash strapped, because she is saving money to open her own cake tasting shop, so she is not sure what she will do with Sammy. A last-minute cancellation in a local football camp in the answer to Jillian’s prayers, especially since an anonymous donor takes care of the fee, until the coach backs out. Clay agrees to coach the team is Jillian will be his assistant. As Clay and Jillian spend more time together as neighbors and coaches, things begin to change between them. I love all the things that Clay does for Jillian, even though Jillian has issues with men, because of her father and her ex-husband. She is especially concerned about the age difference between her and Clay. I love that both Jillian shares secrets with Clay that she has not told anyone before. I love Clay and Jillian’s love story, and how Jillian shows her vulnerable side to Clay. Then an unexpected plot twist changes things between them and truly shows Jillian’s vulnerable side, and all that Clay is willing to do for Jillian to prove his love and that he will put her and Sammy first and that he will listen to her. I love all the changes that both Jillian and Clay are willing to make in their lives because of their love for one another. I love the amazing chemistry between Jillian and Clay, and that it was more than chemistry, it was love. My favorite part of the story were all the amusing nicknames that Clay creates for Jillian. I love the characters and the family dynamic in Summer Affair, the characters feel like family and friends. I enjoyed all the interactions between the Easton brothers, it feels like real family love and makes me laugh at their teasing. I also loved the friendship between Darcy, Piper, and Jillian, they proved to Jillian that she could count on them. Who doesn’t love family and friends that always have each other’s backs? Summer Affair is filled with all those things that I love in a romantic comedy, incredible characters, amazing story, light, poignant and bittersweet moments, and surprise plot twists. Marina Adair did not disappoint in her delivery of those things. I love how she resolved the surprise plot twist; it was truly a heartwarming moment. I am so looking forward to reading the other books in the series. It was an amazing story and I highly recommend it.
Clay and Jillian’s sexy summer rendezvous unites a flirtatious, sidelined, Greek God NFL MVP and a beautiful, self employed, divorced single mother he discovers skinny dipping in the pool. He’s early, she’s flustered by the arrival of her secret crush (who she was NOT expecting), and everything that comes out of her mouth sounds like sexual innuendo that he returns with full force. It’s the start of a summer long cat and mouse game where Clay finds himself more and more intrigued, Jillian pretends she’s not affected but she So is, and both characters are inexplicably drawn to each other while their life goals don’t jive and their respective family’s interfere. I loved the exploration of their individual vulnerabilities, felt broken hearted at the plight of 9 year old Sammy whose father is too selfish to be a role model, and was endlessly entertained by the ribald teasing of Clay’s ball busting older brothers and Jillian’s best friends who encourage her to follow her heart. Their chemistry is magical, the storytelling is exceptional, and I enjoyed every single minute of it.
I listened to the audiobook version of this novel, narrated by Piper Goodeve. She does a great job of helping the reader keep tabs on who is who and what’s happening with her vocal range. I listen to book in short sessions, so this is very important to me.
I enjoyed this story very much. Following the emotional growth of both Jillian and Clay was just delightful; there was enough drama to be interesting, and enough real feelings that it was like watching friends in such a situation. I liked the chapter headings about Jillian’s resolutions; together with the podcast references and the part her bucket lists play in the story things were extra interesting. And I’m always up for an ensemble cast. This story has two interlaced groups: the Easton brothers and Jillian’s besties. A fun crowd to hang out with.
A slow burn that’s very sweet. Not spicy IMO. I really liked Clay as a character and Uncle Eddie. Jillian was good - but she apparently had done everything under the sun for a career? Something techie in college, daycare apparently? And a baker? It was just a little odd. The ending was really abrupt. I expected a little more than what we got. This likely would have been a 4 star rating but I docked a star for misspellings and grammatical errors.
I liked this it really gave a good point of view of Jillian struggles after a divorce and having support and give your child the opportunity to have a relationship with his dad. Aswell her struggles to find who she was again and start dating.
I just wish there was an epilogue of what happened after they became boyfriend and girlfriend . I which there was a better conclusion of how they ended their relationship, not just clay dropping his whole career for Jillian, i which she made some sort of change or sacrifice.

I actually bought this on audibles. It was such a great book I just purchased it on kindle as well. This is a book about a woman who is just rediscovering herself after getting herself out of a narcissistic marriage which made her feel worthless till she met a wonderful younger man who changed her way of thinking but respected her. Exciting, thrilling, empowering book. I think if there were more men like this the women in this world wouldn’t be so alone.

3.5 stars My first problem with this book is that it is marketed as a RomCom. It is a contemporary romance. I didn’t find it to be funny in the least. Now rating it as a standard romance, it was pretty good until the point where the couple has a problem towards the end. Bottom line, Jillian was irrational and yet everyone dumped on Clay.
Another Easton falls in love. Clay the youngest Easton brother a professional NFL player. Needs a little solitude to rehabilitate his knee. Rent a small cottage from sister in law best friend Jillian a divorced single mom and Baker. Sparks flying between the two leads to a beautiful relationship. He helped out her son Sammy for summer camp. Good story
This series wasn't bad Fairly rich/famous brothers in like the pacific northwest so many of these types of books the brothers are in a band - that's interesting to me but that wasn't this series, one brother was a football player, one made music, one was a manager... I forget what the other brothers did... I think one owned a bar
This book should come with a warning: it is bad. I don’t normally DNF books but wow this one was terrible. I can’t tell if it was the POV or simply bad writing. There wasn’t enough descriptions for me. I got through one “spicy” scene and I’ve never been drier. It was a cute concept and booktok got me excited, but that’s where it ended.
I have read all three books in this series and the bond between friends and support between the brothers are wonderful. I can't wait for the next book. Yes, I read it in two days.
This was cute, but I felt like there were some major plot holes. There was build up to their HEA, but there wasn't any real closure with her ex or Sammy and Clay bonding. Almost felt a little rushed at the end.

This is a wonderful story - heartwarming, emotional, funny, touching. It’s easy to read and entertaining. I loved Jillian and Clay, and getting to catch up with the other Eastons was a bonus.
