A very comprehensive detailed look at James Rouse's life and legacy. Olsen provides a thorough look at Rouse's career and its evolution from mortgage innovator to developer to non-profit entrepreneur including his roles as an influencer of policy at the local, state, and national levels as well as in the non-profit sector.
The headliner for Rouse is his planning and development of Columbia, Maryland, but he was also an early innovator in the FHA mortgage field and mortgage business more broadly. He is credited with developing the first malls in the East Coast, and the development of the festival marketplace (e.g., Faneuil Hall, Harborplace). He also helped to push for the creation of federal tax credits that helped to drive affordable housing growth in the 80's.
Olsen takes a clear-eyed, analytical approach to Rouse's work - highlighting the rationale, innovation, and vision, while also discussing the negative impacts, unintended consequences, and critical views.
Olsen also gives us a view into Rouse's family and private life, and their influence on him. There are a number of interesting people who pop up throughout the story - Maryland figure Don Schaffer, the Rockefellers, architect Frank Gehry (Rouse provided some early commissions for him as he was starting his own architecture practice) and even actor Ed Norton.
There is a lot crammed into this book, and sometimes it feels like a lot slog to work through it, but Olsen is covering the full spectrum of a remarkable career and someone who shaped the built environment in many ways.

What a guy! Great biography about his life. This book detailed out his life greatly. There was no excess fluff. It left me wanting more of James Rouse story which is just right. As a real estate investor and developer aspiring to do good I use James Rouse's examples as inspiration and motivation to pursue big dreams.

Long before I met Jim Rouse I knew of him. He had already gone from being a mortgage lender, to a suburban shopping center developer, to an inner city developer of festival markets. When I met Jim Rouse in Lynchburg he was speaking on behalf of the poor. He was a strong advocate for Bev Cosby’s Lynchburg Covenant Fellowship. Bev’s brother Gordon Cosby was Jim’s pastor.

Better Places Better Lives a Biography of Jim Rouse by Joshua Olsen speaks about the great circle of life of this person. Jim adds meaning to many of us that grew up in Lynchburg, especially during integration. Jim’s knowledge on housing, leadership, and quest for brotherly love were shared and incorporated by several other local civic leaders: Rev. Haywood Robinson, who started Lyn- CAG; Herb Moore; Junius Haskins; George Rogers; and Bev Cosby.

This book offers a rare opportunity to examine that “great circle” of ones inner development. Rouse leaves us with three clues on the meaning of life, which he left for his successor and the rest of us.

2) “Make no little plans, they have no magic to stir men’s blood.”
3) “Give your best; use your gifts; respect the dignity of all men and women; know from whence this earth, its people, this business comes - and know that as it reaches out and works for the good of mankind it is right.”
