On paper, Tej was 'Financially Free' very quickly, but the reality was very different from that. This will guide you through the complex and challenging world of Property Investment in 2020 and beyond. Tej uses his real-world experience, mistakes, and a huge network to bring you value that you've never seen in a Property Book before.

Tej is a Property Investor, Podcaster, and Public speaker. Through his own self-education, he realized that a 'guide' for Property Beginners doesn't exist, and most of this knowledge is only found on costly training courses or by trial and error. There is so much that is not shared and Property is very challenging. Tej shares this experience in his characteristic blunt but humorous way. This book contains everything from the initial setup, deal analysis, mindset, buying, refurbishing, refinancing, and rental of your properties. It's great for both beginners and experienced people. Plus, BONUS sections from Tej's Solicitor, Brokers, and Accountant.
Summary: A golden opportunity to talk in detail about financing outside of mortgaging was missed. There are better books out there on what this booked contained. However an enjoyable read and gives enough basics.
The good: covers the basics of buy to let, and buy, refurbish, refinance startegy. Tej is likeable due to his honesty and shares what is the reality of property investing - hard work is required. The end of the book which includes snippet from accountants, brokers, lawyers is useful. Overall it is enjoyable to read.
The bad: doesn't offer anything that hasn't been documented by many others and doesn't do it as well as others (Rob Dix's complete guide is more comprehensive). The book title suggests it will teach you to run a business yet there is almost no mention about business administration at all - the book is a generalised book about BTL (with HMOs) and BRR. The book is aimed at someone with interest in property investing yet they would have learned very little new - he missed the opportunity to talk comprehensively about how to obtain investor finance which has not yet been documented by any other.
His podcast offers a great deal to the property investment community but this book does not. Still worth a read if you're only starting to find out more about property investing but there is better books as mentioned before.
Audiobook: Always listen to the podcast so naturally went for the audiobook. Enjoyed listening to this. The narration is good and flows. Some narration can be very dreary. Outlines all the information clearly and in a way that it is easier to understand and absorb. Will definitely be one to go back on a listen to certain parts to take it in more
A very easy read! Tej talks you through his guide with humour and the conversational style makes it easy to digest. Has inspired me to look at Buy Refurb refinance.
