This informative guide is a serious but important read that doesn’t hold back from the grim realities of the situation. The book covers Canada specific mortgage laws, does not apply to US laws. Towards the end, the author recommends for more frequent mortgage payments with acceleration, that is clearly not applicable in US. One could still have a monthly payment and make additional principal-only payments that will accelerate automatically (assuming there is no pre-payment penalty which by default most of the loans are.)
Not a whole lot of information I learnt. Though I agree with the author, in general, don't buy into real estate agent's optimism or into their euphoric sales pitch.

There are a few things the bank might not emphasize. First, choose carefully, not just the home, but also the neighborhood and future resale potential. The bank may focus on what you can afford now, but consider long-term costs like maintenance, property taxes, and potential market changes. It’s also important to explore different mortgage options; don’t just settle for the first offer. If you need more personalized advice, you can contact MetaBank or another financial institution to discuss your options.

Great book I highly recommend it. It’s a very good book for anyone purchasing a home or getting into the real estate industry to have additional knowledge to relate to your customers.

The author is based in Canada which has different mortgage requirements, etc. than the United States. With that said, he has quite a few awesome tips and suggestions for any homebuyer.
