When a university librarian they barely remember leaves three unrelated women incredible estates in her will, the women become Surprise Heiresses.
In Book 1: City girl Grace McReady has always let men make her decisions. But is she just a pretty face? Grace discovers she has hidden depth and a surprisingly innovative brain when she inherits a huge, decaying mansion in western Tennessee.
Rem Jackson was the town’s Golden Boy until everything went wrong. There’s only one thing standing between Rem and his dream of saving the town (and his reputation)—and she just moved into the River House to torment him.
Add a warrior kitty, an aged feminist who swings a wicked cane, and a pair of thigh-high stiletto boots, and you’ve got a Breath of Fresh Heiress—a sexy romantic comedy.
Pru Warren (who is writing this in the third person as if simply too modest to toot her own horn) bores easily and thus has been a daydreamer since roughly the Bronze Age.
She is addicted to writing romcoms because in a novel, you can make things come out the right way. Life and karma really ought to take note. There are better solutions to these pesky daily annoyances!
Besides her in-the-laptop god complex, Pru laughs often and easily, loathes cooking, and plays way too much solitaire. She’s plotting world domination even as you read this, as long as she doesn’t have to wake up too early to accomplish it.
Although this book was cringy at times, I loved it! Grace is inspiring and Rem...is Rem. I'm not a big fan of men who peaked in high school, but the tension between the two main characters is beautifully written. Glad I won this giveaway :)
As a student at Rowley University, Grace McReady briefly made the acquaintance of rare books librarian Miss Violet Coopersmith, who helped her through a difficult situation. Seven years later, Grace is invited to a mysterious meeting at an upscale Manhattan law firm, where she learns that Miss C. has passed away, leaving bequests to Grace and two other young women who attended Rowley. Grace's inheritance is a large tract of land in rural western Tennessee, which includes a derelict old mansion called the River House. If she accepts, the property is hers to do with as she wishes, though the will stipulates that she must live there for a full year before she can sell. If she refuses the inheritance or fails to fulfill the terms of the will, the property will be sold immediately and the proceeds donated to Rowley. Grace decides to accept the inheritance and travels to Tennessee to see the property with her overbearing fiance, Kennett. Even though it has fallen into disrepair, she falls in love with the River House at first sight and becomes determined to make it her home, which puts a quick end to her engagement. Before she can move in, she'll have to figure out how to finance the needed renovations and find qualified contractors, a problem when the closest town, Catlett, has been slowly dying since its last remaining furniture factory closed.
Meanwhile, deputy county commissioner Rem Jackson has a plan to bring Catlett back to life, and it hinges on the River House estate. He's offered to accept the property from its owner in lieu of what's owed in back taxes so that the county can turn it into an outdoor recreation center, creating jobs and generating tourist revenue. The one thing he didn't plan for is Grace, who's determined to stay and manages to find a way around every obstacle that's thrown in her way. Rem's not giving up without a fight, however; he needs a win, and so does Catlett. When he unexpectedly begins to develop romantic feelings for Grace, will Rem be forced to choose between saving the town - and his own reputation - and the possibility of a future with the woman he can't stop thinking about?
This was such a fun story and I enjoyed it tremendously. I adored Grace and Rem's witty banter, as well as Grace's gradual realization that she didn't need anyone else to make decisions for her. She was capable of accomplishing so much on her own, and I was just as proud as she was when she managed to do things like get the plumbing working in the River House! I also enjoyed the mystery behind Grace's inheritance and trying to figure out why Miss C. thought the property was so valuable. The answer was totally unexpected, though there were clues I should have seen along the way. The author did a fantastic job of dropping subtle hints without giving too much away.
I highly recommend "Breath of Fresh Heiress" for all contemporary romance and romantic comedy fans. I'm jumping directly into book 2 of the series!

To me, " Breath of Fresh Heiress " is not your typical rom-com by a new author, Pru Warren. The premiss is Violet Coopersmith, a librarian at Rowley's Rare Books Room who passed away and bequeathed three women; Grace McReady, Hannah Maitland, and Ivy Conners, collections and properties that meant something to Ms. Coopersmith. If the women agree to acquire the bestow, they have to live in each property assigned to them for one year and have quarterly meetings with Alexander Pierson, Ms. Coopersmith's nephew, and they cannot sell until that time is over. Grace inherited a place called River House in Tennessee, Hannah, LaLa Land in California, and Ivy, Victor's Den in upstate New York.
Breath of Fresh Heiress is about Grace's time in Catlett, Tennessee, in River House; the house was built in 1823, rebuilt in 1895, and dire need of repairs, not to mention back taxes.
Pru Warren takes her readers on a journey through what it feels like to inherit a gift but not sure it works for you or your livelihood; she develops each of her characters, creating personalities along the descriptions to match each character, and since this is a new series there are many characters to develop. Ms. Warren's style is similar to Lucy Score's but more mature. So for the Lucy Score fans, please check out Pru Warren; you might be pleasantly surprised.
Grace has lovely shoes, an attractive but rather controlling fiancé, an okay job, and dim memories of a librarian who was kind to her when she went through traumatic events at college. When she learns that same librarian has left her a house in the middle of nowhere, Tennessee, she is understandably perplexed. Perplexed but intrigued. She’s never done anything on her own before—never reached for the golden ring or expected a chance to prove that she, Grace McReady, can stand up to a challenge and see it through. It’s only after she arrives to take possession of the house that she realizes just how fond she is of working bathrooms and unfond she is of snakes. But Grace might have reserves she never knew were there, and if they don’t do it, maybe her spray bottle of perfume will come in handy. I loved A Breath of Fresh Heiress. Loved getting to know Grace and watching Grace get to know herself as well as the local young man who might not have wheels like her fiancé, but who seems to have charms of his own worth getting to know. I am grateful to the author for providing me an early review copy of this book.
If you are looking for a fun yet emotional read look no further than Breath of Fresh Heiress: Not Your Typical Romantic Comedy ( Surprise Heiress Series Book 1). Just like the title says this is not your typical rom com but that doesn’t mean there aren’t some funny moments along the way as we join Grace McReady, Hannah Maitland and Ivy Connors on their journey after librarian Violet Coopersmith bequeaths each of them something very meaningful in her will. If the woman except the gift they each have to live in the property assigned to them for one year and they also have to met Alexander Pierson once every 3 months. Grace has inherited River House in Catlett, Tennessee and it’s a property that comes with many challenges so is she up for the job …..one click to find out. This is a heartfelt, humorous story that will appeal to a wide range of audiences, it has wonderful characters and it’s a very different read to what I expected when I picked this book up. I was captivated by the wonderful personalities thus author has created and I’m excited to get my hands in the next book in the series. Wonderful start to what I’m sure will be a hit series for Ms Warren.
5 star review Breath Of Fresh Heiress (Surprise Heiress #1) by Pru Warren
Pru Warren is a relatively new author me but the books I have read I enjoyed. Grace McReady, Ivy Connors and Hannah Maitland all inherit a gift from librarian Violet Coopersmith from Rowley's Rare Books Room, much to their shock and surprise. Breath of Fresh Heiress is book one and is Grace’s story. It was entertaining, witty and well written with characters who were engaging and easy to relate too.
Inheriting a run down mansion, River House in Catlett, Tennessee she has no idea how the decision to live in the house for the required year will change her life when she meets Rem Jackson.
From the moment they met the sparks flew and it was entertaining and heart warming to watch their relationship develop as the story progressed.
The characters were quirky and realistic, the type of people you could easily come across in real life. It was wonderful to see Grace come into her own as she took the time to learn more about herself and what she is capable of doing
This was a fun, entertaining and at times emotional story that ticked all the boxes for me.
Perfect title for this book! It was truly a breath of fresh air to read a story about a woman who becomes stronger than she ever thought she could! 5 amazing stars for this one! Grace has just found out that she was left a house in a will by the librarian from her college, and has to live in it for one year before she can sell it. Her current fiance' Kennett wants her to get rid of it, even has a buyer for it. She's realizing she's tired of him treating her like a paper doll, and ends it with him. She meets Remmy, whom she's attracted to but notices the wedding ring on his hand and she's not going there. Remmy was supposed to be the townie who made it big in the NFL, now he's just the guy who's office was a supply closet, trying to make his way out it, and if he can just convince Grace to sell the property to the town, he'll get that wish. But lines become blurred and crossed, and wonders if it's all worth it when he's falling for Grace. Loved this story so much, on to the next one in this series! Don't forget to grab your copy on Christmas Day!
Breath of Fresh Heiress is such a cute read. I loved this one so much. Grace is fantastic as she takes on her new challenge with her new property. I love how she just grows and takes on the repairs mostly by herself. I love her connections she forms with the town too as she works to bring in more jobs. I love the sisterhood Grace forms with Ivy and Hannah too as they all face their different challenges in their inheritances. Then there is Remmy the town golden boy. He is trying everything he can think of to come out looking less of a loser and one lie gets out of hand. I had a love hate with him throughout this one when it came to how he is with Grace. Remmy and Grace are cute together and I loved the banter. They have real chemistry and you feel for Grace when it comes to a few things with Remmy. This is a cute read that will put a smile on your face as Grace navigates her property with a few challenges. I cannot wait to read Hannah's book next and see how she fairs with her property. Go one click this one now.
What a wonderful book and even more wonderful series. The Surprise Heiress Series is a fun, refreshing, relaxing series to read. Breath of Fresh Heiress had me hooked from the first page. The characters are light-hearted and often quirky, but so very real. I could imagine myself in Grace's (the main character) place many times. I'll never look at a perfume bottle the same way again!
I love to read a book series, following the characters through their journeys. The Heiress Series by Pru Warren takes a series in a different, wonderful direction. Each story is told from a different character's point of view, but about the same time period and related events. Each book goes a bit further in time. And each subsequent book brought more understanding to the one before it! Now I need to go back and reread each one to get the full story.
Definitely books I could not put down until I finished them. Way to go, Ms. Warren.
Such a great story full of wonderful characters in a picturesque location. Grace is bequeathed a home in a small town. The stipulation is she has to live on the property for a year. As Grace begins to tackle the repairs of her home, she finds her grit to do the work herself, to set a plan to help the region and find love in the process.
Snakes, a cat companion and the sisterhood of the women in the region, led by the feisty Olivette. Pru Warren always gives us readers an older character who is feisty and hilarious, in their own right. Olivette, the suffragette sister who is lethal with her cane fits the bill.
You can't help to admire Grace's growth and determination to take control of her own decisions and life. I can't wait to read the other stories to see the shenanigans that ensue.

Enemies-to-lovers, surprise inheritance, small town, and amazing spice ;)
I loved this book from the very beginning. The humor was spot on and I love how the story was told. We really got to know the characters before they hooked up, which made me feel more emotionally connected to them. I also love the fact that each character had an emotional journey to take on their own before they could truly be together.
This books is the first book in the series and can be read as a complete stand alone. No need to have read any other books by this author (though I highly recommend them!) And we also get a sneak peak at who the next lucky couple is. Can't wait!
What an awesomely funny and touching rendition of city-mouse-in-the-country combined with the quintessential small town romance! It's like Schitt's Creek crossed with The Andy Griffith Show, with all the implied antics, gossip and laughs. I really enjoyed Grace's journey from 'paper doll' to 'hometown hero' with Rem's growth happening along with hers. Their romance was organic and just right, even with the weeds. (Yes, I am calling Kemmit and Tessa weeds.) I love the characters and I cannot wait to see what happens with Hannah and Ivy!
I received an ARC from the author and I am voluntarily leaving a review.
3.5* I found this an extremely difficult story to rate. On the surface, it has everything I love. There's a great setting, wonderful characters that will stick in your memory, good interaction between the main characters and some quirky drama to keep the story kicking along. However, underneath the surface there were just too many things for me to ignore. Without going into details and giving spoilers, Grace was badly used by almost everyone in this story at some point and yet forgives all at the end with barely an apology from anyone. I struggled to really like Rem throughout and wonder how such behaviour is acceptable in an adult male. Overall, I liked this book, although I really didn't want to since I don't think that the characters deserve it.
I absolutely adored this book. The story was endlessly entertaining and the characters just irresistible. Cute, funny, and just really delightful. I eagerly anticipate reading much more of the series. I am independently posting an impartial review.
I enjoyed this book and then it kind of got weird. Lol! I really liked Grace and Rem, the story was great, but the steamy scenes were honestly weird. Now, this is just my opinion, please don't yell at me.
Vary fun, fast read! If work didn't get in the way, I'd finished in a day. While I did really enjoy it, I was really was wishing for more details on certain aspects of the house, rooms, places and people.
The premise of unexpectedly inheriting a property and ultimately discovering the value of it, was good. The story gets sidetracked by the romantic relationship which takes main focus, between an emotionally immature guy and an emotionally uncertain young woman.
Humor finds it's heart. From funny to emotional, Warren takes the atypical route to romance and makes a lasting impression. From sweet to sassy drags the soul into the whimsy of romance.
Breath of Fresh Heiress is a rom-com with a heroine who finds herself, a hero who stops hiding from himself, and a cheerful, buzzing cast of small-town characters. It’s funny and page-turny and wonderfully entertaining!
I'm not sure how to categorize this book, but it definitely entertained me. Grace, along with 2 other women, each inherited a property, each purported to have hidden riches. Violet Coopersmith, a librarian at Rowley's Rare Books Room at the college that Grace had attended, had been a genius at investing and finding treasures in real estate. She left the properties to each of the women, but with a difficult proviso. The catch was that each woman needed to stay at her property for a full year before the full ownership would be established. However, Grace's property was a ramshackle mansion in a dying town and county. While attempting to restore the property, Grace matured into a self sufficient woman and she was slowly bringing the house back to life. She found personal growth and friendship, but the financial treasure was elusive. However, the reader will be rewarded with the answer.
This is a fun book to read. Some of the content is for a mature reader.
I received an advance reader copy from the author. This is my honest review.
What a fabulous read. A book which starts from the crazy premise that three unrelated, former students who are strangers to each other, inherit unusual properties from a librarian at their former university. Each property is vastly different and we get hints of the other two via the descriptions and conversations between our three wonderful heroines, Grace, Hannah and Ivy. In Breathe of Fresh Heiress, once the premise is established, we are sent off on a wonderful voyage of the discovery in a ramshackle house with good bones, the way to repel rattle snakes 😱😱😱, a town which is beautiful but, economically, dying, and the efforts of erstwhile suitors to win the heart and hand of Grace. All of this comes with brilliant descriptions of landscapes, people and environments which delighted me. I was fully immersed in this world and cheering on the resilient, determined and big hearted Grace! 💖💖💖💖💖
