Full disclaimer: I found parts of this a slog to get through.
That said, it was jam packed with eye opening tales of woe from consumers dealing with unscrupulous real estate agents. It offers an in-depth look behind the curtain of agency processes and challenges the entire industry's methods of operation. The summary is that you are not safe unless you have written guarantees. The primary tactic agents use is to get you signed up to a binding contract as soon as possible so they can extract their commission any which way they can, irrespective of their conduct. It was a fear-driven read at times, but in its defence, I found it helpful to be made aware of the tricks agents employ. Worth reading if you have even a passing interest in property purchases.
Some sensible advice. My recommendation is that before anybody puts their home on the market, they read this book. It's amazing how much money has been lost by homeowners over the years. It also explains why you should avoid signing any contracts or agreements approved by the real estate institutes. The institute are there to improve real estate agent profits, and thus add extra costs to customers of agents, i.e home sellers. A friend used an agent that uses methods discussed in this book, and she couldn't be happier.
