I was failing financially. I was in a dead-end customer service job and owned a failing laundromat. I needed a quick way to get out of debt and become financially free. I took a stab at renting my apartment out on weekends when I was out of town using Airbnb – and it paid off. When I first started renting via Airbnb, I really had no idea what I was doing. I adapted new strategies, brushed up my listing, and the rest is history! The next year, my bookings and sales nearly doubled. Now, as it’s not even my full-time job and I only rent at specific times, my Airbnb side income brings me in over $50,000 per year.

Good book, we used some of the info, it is a great starting point! Especially if you are as green as we are/were! Our best info came from previous owner. The condo we purchased was already a vacation rental, we bought it, honored their existing rentals and rates. Made a few changes, raised rates a bit, hired independent cleaning contractor, installed wifi keypad access, and wifi thermostats. We can monitor and adjust our vacation home from our main home, 4.5 hrs away. And 3 months later, in a typically slow period, we have every weekend (min of 3 days, most 4day stays) rented from mid October to mid December! Some of December we blocked out for our use. Love it, watch lots of you tube and research a lot! Subscribe to the local newspaper! A wealth of knowledge about upcoming festivals, local plays, events you can target. Find the strengths and advertise them. We are currently running at 4.8 of 5 positive reviews. All these bookings were made at a time when COVID-19 was making a comeback with the Delta variant.

Seriously thinking about starting up a couple more in places we love to visit. We are going to give this one a year before we do that though. If it builds our war chest as we think it will watch out, we may have more. BTW, we are both retired, mid 60’s this is the most fun we’ve had working together in a business.

BTW we went with VRBO not Airbnb. Primary reason was previous owner agreed to transfer the reviews they had to our acct. we are considering offering this property on both platforms, but learning this one first.
