كثير من النصائح جيدة جدا لكن المشكله لمن اراد الاستفادة من هذا الكتاب لتطبيق النصائح في سوقنا العقاري للأسف ان أختلاف بيئة كفائة القطاع العقاري بين دولنا العربية وامريكا أختلاف السماء عن الأرض
بأختصار تخيل أن هيئة العقار في السعودية لم تعلم حتى الآ بينما في الولايات المتحدة يوجد العديد من المنظمات ومنذ أكثر من 100 سنه
Picked up this book because it was in the New section of the library and I was interested in learning more about real estate.
While the book focuses more on commercial real estate, some of the tips that were covered in the book were priceless. Things about finding the right location, and how you make money when you buy the property were the main takeaways of the book.
It also tackles on the price point of a particular investment that you want to tackle. It was a good wake up call to say that price will go up (most of the time), and you should not compare the current price to what it was before, otherwise you'll never really end up with a deal. That's a good lesson for us as well ;)
A better, more comprehensive review will be uploaded on the blog hopefully before the end of the year.
الكتاب مختص في الاستثمار في العقارات التجارية وهو وان كان يتكلم عن الاستثمار العقاري في امريكا وبعض الوسائل والادوات لا يتوفر في بلادنا الا انه لا يخلو من فوئد للمستثمر في العقارات التجارية
Great book. I knew nothing about real estate before reading the book. Plus I am not from the US. This made it more difficult to understand the information. I feel like the best way to appreciate the book is to have some prior knowledge.
Good overview introduction to commercial real estate investing. If you've got some past experience, you can skim chapters 1 through 4. Rosen's 6 criteria for investing make the whole book worth reading. His chapter on condo conversions, is interesting and astounding for the velocity of money involved, but would require more investigation post-2008. Overall liked the book especially, for someone who has been focused only on the residential market.
