I came into this book with close to zero knowledge in the real estate world, and upon finishing feel like I have a good base knowledge. The book was very easy to read and follow along, and had useful tables to explain points along the way. Some major points I took away:

-single family homes and apartments are generally better investments for beginners
-establish network of real estate professionals and build a team before taking action
-be active in construction of contracts, buyer almost always needs to negotiate more time into contract
-appraisal process is critical to ensure proper value
-inspection process is critical to identifying any major issues with home
-be aware of current tax laws when selling to minimize or defer taxes owed, plan on your “out” ahead of time
-always account for downtime or lost payments on rental properties when calculating future cash flows/evaluating property. Property will not always be occupied and tenants may miss payments. Screen tenants carefully.

Quick and easy read for anyone interested in real estate!
