'Notice to Burn' is the third book in Sloane Maddern’s 'Better Than Fiction' series, and once again she delivers a warm, emotionally satisfying story centred on friendship, growth, and love. This instalment shifts the spotlight to Claire, one of the four women—Charlotte, Becky, Claire, and Louise—who make up the heart of this beautifully drawn friendship circle.
Although part of a series, 'Notice to Burn' works exceptionally well as a standalone novel. Maddern provides just enough background for new readers to feel fully grounded, and the story of Claire and Theo is so thoughtfully crafted that there’s never a sense of missing context or emotional gaps. That said, as someone who read and loved 'Terms of Engagement' and 'Butterflies at Blue Hour', it was a genuine pleasure to reconnect with the rest of the group. The women remain true to the characters established in earlier books and are seamlessly woven into the narrative. Their appearances add real depth—offering insight into Claire’s growth, enriching the group dynamic, and highlighting the immense value of female friendships. This is women supporting and uplifting other women: showing up when it matters, while also holding each other accountable.
Theo deserves special mention, because frankly, every woman wants—needs—deserves a Theo. Strong and built like a bear (or Teddy), he balances that physical presence with a gentle heart and emotional awareness. He isn’t afraid of vulnerability and is deeply committed to supporting Claire as she grows into the woman she wants to be: confident, self-assured, and unafraid to go after what she wants. Crucially, Theo never dictates who she should be. Instead, he gives her the space, safety, and encouragement to discover herself at her own pace. He’s not without his own issues, but his self-awareness allows him to face them—sometimes reluctantly—while remaining steadfast in his love and support for Claire, both openly and quietly behind the scenes, and always without manipulation or self-interest.
Claire’s journey is equally compelling. As readers, we feel the ache of her past as Maddern drops breadcrumbs about her breakup with Richard (no spoilers here—this is established in Butterflies). We empathise with her self-doubt and wavering confidence, all while feeling more than ready to take a pitchfork to the smug Richard. Walking alongside Claire as she begins to recognise her own strength—supported but never overshadowed by Theo—is immensely satisfying. Her evolution into a more assertive, self-aware woman who understands her worth and claims her love feels earned and deeply rewarding. You can’t help but champion her every step of the way.
As with the earlier books in the series, Maddern handles intimacy with a delicate, confident hand. The steamy moments between Claire and Theo feel organic and character-driven, enhancing rather than overpowering the story. These scenes deepen our understanding of both characters: Theo’s restraint and devotion, and Claire’s growing confidence as she moves from insecurity to self-awareness, learning to step outside her comfort zone and voice—or take—what she wants.
Finally, Maddern very cleverly sets the stage for book four. Subtle hints and whispered concerns—particularly surrounding Louise, her manic baking, and sudden hospital admission—leave readers eager, if not slightly desperate, for the next chapter in the lives of this group of women as they continue to navigate love, life, and who they want to be.

This instalment follows Claire Darling, the younger half-sister of Becky (the FMC from book two). Reeling from a broken heart after her boyfriend of seven years walks away, and battling that all-too-familiar feeling of never being quite enough, Claire is forced to confront an uncomfortable reality: her savings are gone, and unless she finds a roommate fast, she’ll be moving back in with her overbearing mother (shudder).
Enter Theo — officially welcomed into the Better Than Fiction family. Theo is the owner of London’s best coffee house and roaster, Our Place, a familiar and much-loved setting for readers of the series. He’s also been quietly harbouring a crush on Claire since the first time he saw her in his café… drinking, of all things, a cup of tea.
Notice to Burn is another beautiful, witty, emotionally rich romantic instalment. Fun, moving, and completely absorbing, it was a true whirlwind of a read. If it weren’t for my need for sleep, this would have been an easy single-sitting book.
I especially loved watching Claire grow — stepping out from the shadows of those closest to her, finding her confidence, and not just learning to stand on her own two feet, but truly running with it.
I do, however, have one small bone to pick with our beloved author… Sloane, what in the name of all things book-loving was that ending? You cannot do this to your readers. Book four needs to arrive immediately, because I am not okay and I need answers.

This book is part of a series however it can also be read as a standalone.
This book is a feel good cosy romance. It goes through all the emotions of a break up from hurt, self doubt, anger to feeling nothing. I believe Sloane has captured the emotions perfectly. It then becomes a forbidden love as they are room mates however one has been in love with the other for so long. The lovely Theo is a gentle giant who tries to help Claire overcome her insecurities since her break up with the nasty Richard. He forces her to make decisions which she has avoided so as not to disappoint others. Throughout their budding friendship are feelings neither can hide but feel shouldn’t be acted upon. Once they do however, it’s a fairytale love story with a happy ever after. Every girl wants a Theo and the kind of relationship he has with Claire. Truly enjoyed this book.

Firstly, I received this book as an ARC, and this is my honest review.
Secondly… I truly liked this book so much. The roommates-to-friends-to-lovers-to-forever arc was perfectly paced in a way that felt natural, heartfelt, and incredibly satisfying. Nothing was rushed, nothing felt forced—just a beautiful, steady build of connection that made me root for these two from the very beginning.
The romance itself had such a cute, almost meet-cute energy to it. The little moments they shared, the banter, the quiet comfort of living together—everything blended into this adorable slow-burn that made their eventual shift into something deeper feel earned. Theo and Claire had that magnetic “right place, right time, right people” kind of chemistry that makes a romance really land.
And Theo? MY GOODNESS. The love he has for Claire was absolute perfection—chef’s kiss. He’s thoughtful without being overbearing, devoted without being clingy, and genuinely puts her happiness first in such sweet, subtle ways. Their relationship gave off true comfort-couple vibes, and I adored watching them fall for each other piece by piece.
Also… I wish I had a guy who would willingly relocate an entire pack of pigeons for me. That is devotion on another level. Like, if a man is out here moving pigeons for you? Just marry him immediately.
Overall, this was a tender, adorable, well-paced romance that hit all the right emotional notes. I’m so glad I got the chance to read it early!

Theo Blake, on the other hand, is searching for a place to stay as his lease is coming to an end. Through mutual friends, the two meet and decide to become roommates.
From the very beginning, Theo is drawn to Claire. Claire, however, struggles with deep self-confidence issues, many of them rooted in how her ex treated her. Determined to see her smile, Theo does everything he can to show her how much she matters. Even though he spends most of his time working at his café, he is willing to step back and make space for her. The question is whether Claire will recognize his feelings and find the courage to reciprocate them.
This story is absolutely beautiful. Told in dual POV, it is well written, engaging, and emotionally captivating. The characters feel realistic and genuinely lovable, and it is incredibly easy to fall for both of them. Claire’s self-esteem struggles are portrayed with honesty, especially how the people around her either misunderstood them or used them against her. Theo is a devoted workaholic who truly loves his job, yet his tenderness and patience with Claire are heart-melting.
I loved their cute, awkward beginning and, most of all, the way Theo consistently showed Claire how important she was to him. One moment toward the end genuinely made me emotional.
If you enjoy nerdy, sweet characters and a slow-burn romance that grows gently and naturally, this book is definitely for you 💛📚
Omg!! I loved it, the first time Theo called Claire little flame I started screaming and kicking my legs. Never in my life have I felt like I could relate to a character like I did with Claire. I thought that the author did amazing with showing how over time people can make you go quiet and make you put everyone above yourself, throughout the book it also showed that if you find the right person they can help you change and become your true self but also reassures you that you don’t need just them to make you happy.
Even with the main focus being Claire’s growth, you can also see how much of an impact she has on helping Theo grow even when people don’t think he needs it. These have been 2 of my favourite characters that I’ve read this year and I just love them, hopefully we’ll be able to see more of them and get to the end of the cliffhanger.
This book has also made me realise that no matter how bad life can be, there is always someone out there waiting to help you, whether it’s romantic or platonic.
Hopefully this’ll be the year that I meet my own Theo :)

I loved the "connection" Theo had to the first book without us ever meeting him before.
Claire works as a Librarian which I thought was an amazing choice. Nowadays characters are more likely to have their own bookstore if they love books and I prefer the inclusion of libraries as they are starting to disappear/reduce hours to a point where many can't even access them anymore.
Theo and Claire can be so awkward around each other and it made me giggle but he also seemed to really understand her and want her to be herself around him. The jar thing? So sweet.
Seeng more of Claire's relationship with her sister was also very interesting. Becky can be a little overbearing and abrupt at times and while you can understand where it comes from, I often felt that she was unfair towards her sister at times.
Claire's mother is still infuriating but more so in this book than last time around. I was happy that her dad was more on her corner than I expected.

Sloane Maddern delivers a story that is as emotionally grounded as it is fun to read. Unlike many romances where personal growth takes a backseat to the spice, the characters here undergo genuine arcs and progression that feel earned and intentional.
It’s a rare find that manages to be deeply moving while keeping the "fun" factor high. Simply put, this book made my heart happy.
Notice To Burn was an ARC I received, and it’s a slow-burn, standalone roommate romance. While it’s book three in the Better Than Fiction series, you can absolutely read it on its own. I do think I would’ve felt a bit more connected to the side characters if I’d read the earlier books, but it didn’t take away from the story at all, the author gives you everything you need to stay fully immersed.
This book delivers all the vibes: found family, instant connection, and strong alpha MMC energy.
The FMC has been through a painful breakup that left her feeling small and unsure of herself, and watching the MMC help her rediscover her strength and confidence was one of my favorite parts of the story.
The slow burn really works here. It builds the tension so well that you need to keep reading. And when you finally reach the emotional payoff and the spice? So worth it. That final “aha” moment makes the entire journey come together beautifully.

This is the third book in the Better Than Fiction series, which are interconnected standalones. I unfortunately haven’t read the first two yet but it was very easily read as a standalone. I have fomo now though and need to go and read the other girls stories.
Theo has been crushing on Claire since she first walked into his coffee shop. He is the perfect MMC. The pigeons (iykyk) is the sweetest thing in the universe. I really liked the notes at the start of his chapters too, they are super cute.
Claire is a sweetheart. She’s a lovely librarian who has finally escaped an awful relationship. Her confidence and self worth are rock bottom but this is a lovely story of her finding her inner strength again. It definitely had me wanting to high five her near the end.
I love her friendship group, although her sister Becky is a little hard to warm up to. I definitely want to read the first two books to find out more about their backstories.
Overall this was 4⭐️ for me. Easy to read, a super cute romance and I loved Claire’s character development. That cliffhanger ending has definitely got me intrigued now and I need the next instalment asap.

ARC review At first, I struggled to get into this book. The whole lust at first sight thing didn’t really work for me, especially with Theo being so distracted he could barely function. I also found the concept of the female main character, Claire, allowing everyone around her to walk all over her pretty frustrating. That said, I did see parts of myself in her especially the people-pleasing and not speaking her mind. This made her feel more real and relatable. The roommate trope didn’t feel very realistic to me, but then again, we don’t always read for realism. What really changed my opinion was how Theo supported Claire’s mental health. He was genuinely a great friend to her, constantly reminding her of her self-worth and showing her that she mattered which was something her own friends and family failed to do. As the story progressed, the romance completely won me over. It was full of burning tension and yearning that slowly blossomed into a truly sweet and satisfying relationship. By the end, I was really glad I stuck with it. This book is a great reminder not to judge a story by its first few pages because you might end up pleasantly surprised.
I loved this book. It gets you feeling things that you probably didn't know you would feel. it's a slow burn and close proximity. It starts off slow and honestly a tiny bit hurtful and Claire didn't deserve to go through any of it. Then, Theo is the most amazing man being like "love yourself" and gets her to try new things to see what she absolutely loves and doesn't love. I highly recommend reading this beautiful book and seeing how their relationship forms and becomes this beautiful partnership.

what can i say? i LOVED this book. i read this as an ARC from the author and wings& words community. loved every moment of reading this book. i had to catch up on book 1 & 2 before reading this one, and i loved those too. lovely characters, was so glad to be on the ARC team for this one
I had the opportunity to read an advanced copy of Notice to Burn by Sloane Maddern. This was a cute contemporary romance. This is book 3 in the Better than Fiction series, however they are interconnected standalone’s and you do not need to have read the other books before reading this one. The MMC is one of the most caring MMC’s I have read in a long time. If you like strangers to roommates to lovers, touch her and die, and self aware MMC’s, I would recommend giving this book a read.
And I believe that a hat trick from Sloane Maddern!! This book has solidified that this whole series is a must read. Beautifully written characters, with flaws and challenges that make them so relatable, and lovely, feet-kicking and toe-curling moments. A definite recommendation!
Received as an Advanced reader copy. Notice to burn is a slow burn, full of yearning and healing. I like the importance placed on female friendships. Theo is a walking green flag, and I love how Claire's journey to trust herself was not linear.

Claire - Little Flame. She is character that I'd want to squeeze and shake simultaneously because of her sweet nature and lack of self worth. Finding her voice and watching her grow was such a heartbreaking yet incredible journey. The way Sloane has written her growth was impeccable, nothing is easy so reading the little troubles as well as the big ones was really well thought out.
Theo -Teddy 🐻. Sloane has managed to write the most amazing man I've ever read, he is so patient, thoughtful, kind, sexy, coffee bean connoisseur and wonderful person all round, I'm not sure if men have been forever ruined for me because ive yet to meet a Theo.

Claire and Theo are a wonderful addition to the series. Claire is me in another life - a librarian! Taking refuge in her books and taping her dented heart back together. Theo on the other hand has put everything into his cafe, no time left over for anything remotely romantic.
When Claire's need for cash and Theo's for a new place to say collide, these reluctant room mates find out that there may be more connecting them than just an address!
Claire's character hasn't been static through the books, she's grown, strengthened - even when she can't always see it herself. She and the other fmc's are a great depiction of real female friendships, uplifting each other, not competing with each other. Supportive not smothering, badgering not bullying.
Theo is pretty much the complete package - a head for business, cooks like a dream and built like a lumberjack with an emotionally available heart. Even when he swears he doesn't want not need love - he somehow is just everything he needs to be the perfect partner. He's a supporter, confidence provider and unphased at giving Claire exactly what she needs. More importantly, he never tells her or makes her feel that she is not enough, that she needs to change anything for him. His own issues sometimes trip him up but he doesn't pretend he doesn't have them.
As someone who also suffers with self-doubt, self-sabotage and plummeting self-esteem - it's wonderful to see a romance with a relationship which doesn't "fix" everything. Theo supports her to be herself and see her own worth and care slightly less about what others may think of her. Oh and the odious ex, Richard, well named I must admit - a complete d!ck.
Spicy romance scenes but not overdone or over the top. Theo’s a worshipper at heart and Claire - well she's learning to not only know what she wants but to ask for what she wants too.
Now, we're left on tenterhooks wondering just what is going on with Louise!!!

Notice To Burn is a fun, cosy, emotional read that deep dives into anxiety. It was well written and easy to read, making it a great experience. I truly love this book, Sloane has made the characters not only lovable but real, making you feel as though you are right there with them. One of my top loves for this was riding Claires self love journey, witnessing her grow and blossom to the strong FMC we know lies beneath. I also LOVED Napoleon, he added to the story well and the interactions with him really did make me laugh.
My one and ONLY quarm was the ending!! I mean Sloane, REALLY?! Why would you do that to us?! I generally feel personally victimised. I need book four well NOW! Then and only then can I forgive you for my heartbreak.
So in a nut shell... YES read the book! Absolutely loved it and I would even say it's my faverouite in the series so far.

This book is a inspirational romance. Claire who has broken up with her long time boyfriend, discovers that she cannot make it on her own and has to get a flatmate. Theo is about to be homeless due to rent hikes. When Theo's friend sets him up to become flatmate with Claire, things seem almost too good to be true. Little does he know that she is his dream girl and fate has intervened on his behalf.
I say that this book was inspirational, due to the fact that Claire has no self purpose. Her boyfriend belittled her to the point that she just goes with the flow and never sticks up for herself. This book is her journey to self discovery and finding the love that is perfect for her. Theo helps her on her quest and she begins to find herself.
This book is full of big emotions and loyal friendships. This is the third book in the series with interconnecting characters. I love all the characters and their quirky ways. Each character has some sort of fault with themselves that they learn to overcome with the right person in their corner. The books are not only emotional and romantic, they are steamy as well. I thoroughly enjoy this series and this book may be my favorite in the series. Beware though as this book leaves off with a cliffhanger of sorts that will lead into the next characters story.
