Firstly I want to thank @sloanemaddernauthor for giving me the opportunity to read this book and being my first ARC read!! I gave this book 5 stars and it is my first 5 star read of the year! This book had me going through ALL the emotions. Charlotte is our bubbly but anxious FMC who is a workaholic and Aiden is our grumpy but deep down very sweet MMC. Charlotte and Aiden’s story start as simply just neighbours, their relationship grows and flourishes through an agreement they constructed together, which includes faking a relationship which neither initially is thrilled about! The mental health representation in this book was nice and refreshing to see, as someone who does suffer with anxiety I felt I related a lot to Charlotte AND to Aiden also. The spice😮💨 impeccable! Im really glad that although there was spice it didn’t take away from the plot and wasn’t heavily centred around those specific scenes, the spice blended into the story naturally.
I really hope that this is the first of a series because I would LOVE to get to know the other characters and watch them grow the way Charlotte and Aiden did!🩷 Thanks again to Sloane Maddern for letting me into the world of Charlotte and Aiden!!
I adored this book. I have been in a terrible pattern of starting books and not finishing. There was no chance of that happening here. I loved Charlotte, she was so relatable with her anxiety that I needed to keep reading about her. Aiden was grumpy, tortured and took a long time to realise what he wanted and needed. When he did, it was beautiful.
The incident that happened with Ben was frustrating and I wanted more justice but it was realistic. Charlotte was strong and brave.
This book had me feeling it all, i giggled, i swooned, i was angry and i cried. It was a slow burn but there was plenty happening to keep my attention. It felt like thimgs progressed so naturally and ot just felt real. The indicision of it all. The way Aiden was so stubborn. The moment Louise told him what she thought. I loved that. I need a Louise book. I better get a book for all the friends.
P.S Loved the pet cameo and the meddling neighbour and mum. Also, the found family was wonderful.
I loved Sloanes writing, I am going straight onto Butterflies at Blue Hour.

As an author, I don’t get to say this lightly: Terms of Agreement was the perfect cupcake of a read. Soft, sweet, balanced, and fully satisfying. Sloane crafted a story where every element lands exactly where it should. The plot is tight and purposeful, the pacing steady, and the characters, (all of them), feel wonderfully lived-in. Even the side characters are so well developed you can’t help but get attached.
The tension between Charlotte and Aiden… I haven’t devoured something this delicious in a while. The kind of slow-burn heat where the air between them is so thick you could spread it on toast and call it breakfast. The angst, the pull, the almost kisses...I swear I held my breath every single time only to exhale with a painful little smile like, please, just let them have this one.
If you love cozy romance, grumpy-vs-sunshine dynamics, enemies-to-lovers tension, one-bed chaos, and a fake-boyfriend trope done right, this book is exactly what you’re looking for. Sloane writes beautifully, with a warmth and charm that wraps around you like your favorite blanket.
Charlotte and Aiden swept me up instantly, and I was more than happy to be tangled in their story. I read it in one sitting and genuinely couldn’t put it down. Sloane, well done. Truly. This one shines.

I can't explain how real this felt reading it. I like a fluffy romance but when they have such quality in representing real people and feels I can't help but love it more. Sloanes MH representation is incredible. The dialogues internally had me nodding along. The off hand comments giggling and the toe curling "these are feels" moments ere brill. Definitely recommended! On to book two 🥳
Where do I start?! I had all the emotions (including shouting out loud 🙈) I loved the story and chemistry of Charlotte and Aiden, it didn’t feel over done, it was just perfect. They both felt real and so relatable especially their relationships with other characters within the book. It was nice to finally have Mental health being talked about and not just something in the background to assume.
The spice 😏 was just right as well and didn’t take away from the main story it was an added bonus.
I really hope Sloane Maddern has plans for sequels because you bet I want more on Louise, Becky and Claire!
This book is a must read for any romance lovers, grumpy vs sunshine, hate eachother and fake bf/of troupe!! I cant lie this book kept me up late at night way to often. it is funny and addictive. I already want to jump into the next book. this book is beautifully written and flows amazingly. I adored all the characters and their personality so much.
This book was a really cozy read and the front cover is just absolutely stunning, it gives a very good autumnal read so I cannot wait to re read it in the autumn time. I can picture myself just sitting on a cooler night under a blanket with a hot drink for comfort.
I loved the development between to two main characters Aiden and Charlotte and the fact the book is based in the United Kingdom as well was a big selling point, I have always enjoyed reading books based in the UK.
This book was written so well and loved the spice, it had the right level of spice that a book should have without taking away from the plot.
I would say this book does come with a trigger warning as there is some content around Mental Health which to me isn’t very triggering but can be for others. As someone who has suffered with Mental Health in the past it’s really nice to see it being added into everyday books and being spoken about more and more. It makes me feel less alone.

I've read this book on Kindle Unlimited and would recommend it to anyone who is after a bit of romance. This is the debut novel of Sloane Maddern, and I think it's better than some books I've read recently by more established authors. The story is set in London, which I love as I used to live in London when I first moved to England. The FMC struggles with anxiety, which I thought was handled well by the author. The fake dating trope quickly developed into something else, and I liked their chemistry. I'd definitely recommend this. The end read like it may set this up to be a series? I'd look forward to read more books by this author in the future.
4.5⭐️ 4-4.5🌶️ I loved the story but let me start by saying I received an ARC but it hasn’t influenced my opinion The story was cute a bit predictable but they all kinda are when it comes to fake dating tropes I liked the characters too If I am being picky I would say most of Aiden POV chapters didn’t help the story going on And the book was a bit long, 420 pages for a contemporary romance is bit too much for me, some parts were a bit unnecessary or too long and slow. Again it’s me being picky Thank you the author for sending me an ARC I appreciate it and I enjoyed it!
This was a super cute, cosy neighbours to lovers, fake dating romance, between sunshine Charlotte and grumpy Aiden. I adored Charlotte, and I felt a bit of a kinship with her as she struggles with anxiety. And I loved Aiden, although he is super grumpy there is this absolute sweetheart beneath that exterior. You can see just how much he truly cares for Charlotte. Their relationship felt very real to me, as it had those slightly bumbling moments of getting to know someone and falling in love. I loved the side characters, Becky is the best friend every girl needs!
i will be honest, this took me a second to get into but once i did, i was hooked!! aiden and charlotte were both so fleshed out and i LOVED their relationship development. even the nickname grew on me towards the end and that’s coming from someone that doesn’t like pet names
I love meeting new authors and watching them grow! I "met" the author at a RARE convention and started to stalk her one I realised she was a newbie writer. Then she bravely asked for people to read her book baby I leapt at the chance. Charlotte and Aiden will make you laugh, cry, groan and swear at them!
Charlotte wants to be a go-getter lawyer, but is that her goal or her late mothers? She has anxiety that can lead to a crisis of confidence and she tried to evade rather then confront the office sleaze.
Aiden meets the lovely Charlotte when he is fresh out of a relationship. It ended in adultery, recriminations and a refusal to believe that it was over. His grump has been turned up to 11 but even he agrees that he was a complete ass to Charlotte at their first meeting.
However, our neighbours find themselves in a predicament and need to work together to pretend to be in a relationship to get them out of a jam. But can these opposites really gel? Will Aiden insert his foot into his mouth one too many times?
Charlotte and Aiden are the cutest couple ever! Charlotte is smart but a tad anxious and her self-esteem is occasionally in the dungeon! Aiden loves his company but it has taken over his life since the break up and he knows his friends mean well but he just wants them to back off! But we all know a fake anything isn't going to stay fake and these two! OML these two make a contract to ensure that everything stays...uncomplicated.
I see so much of myself in Charlotte. She may be younger, taller and thinner than me but the anxiety, social awkwardness and non-confrontational attitude is all me. I really loved watching her come into her own and really start to show those inner strengths and the big Christmas Showdown with sleazebag was amazing! I'm so proud of her! Aiden slowly comes out of his fug and I loved seeing the relationship he had with his parents, but the one with his sister was so strong. I loved the way they bantered and nit-picked at each other but were still each others biggest supporter.
The spice was intense and really well crafted. It was "real-feel", it didn't go over the top and was in keeping with the characters too. It didn't take over the plot of the book and just enhanced the already burgeoning relationship between Aiden and Charlotte.
I really enjoyed meeting the secondary characters too and I have an eye on a few of them to become leads in their own books! Claire especially really has a story to tell, I'm sure of it!
Fantastic debut novel and thoroughly enjoyed my visit.

No puede ser que presenten a Charlotte como una mujer fuerte, inteligente, trabajadora e independiente, y que, en cuanto ve al tarado de Aiden, se vuelva completamente tonta. Realmente, se comporta de manera irracional cuando está cerca de él, cometiendo estupideces, y sus acciones son de pena ajena.
En su primera interacción, ella le dio la bienvenida al vecindario, le ofreció un tour, y él, de manera grosera, le cerró la puerta en la cara. No tiene sentido que Charlotte se sienta atraída por alguien tan desagradable. Esto ocurre en los primeros capítulos y, en sus interacciones posteriores, él sigue siendo cortante y grosero, mientras ella permanece amable. Dejen de hacer que las protagonistas se comporten como tontas; ser una buena persona no significa ser dejada.
Es lógico que Aiden se enamorara de ella, pero no tiene sentido que Charlotte se enamorara de él.
Después de lo que pasó en el capítulo 53 lo mínimo que esperaba, era que se arrepintiera y rogara por su perdón. The characters were lovable and witty. Charlotte was sweet, her anxiety and social anxiety being written in a realistic way you can empathise with, whilst not being a FMC that is such a push-over/so timid it’s annoying. The friendships Charlotte creates along the way were also sweet. It was also nice to see some more diverse representation in the characters, with the MMC being half-Korean. There was great chemistry between the couple that makes you root for them.
However, it could have been a shorter as it was on the long side for a cosy romance. There may have been a few too many side characters introduced but that being said I think I wanted to see a little more of her friends interactions and the side plot of Becky and Claire felt slightly alluded to but wasn’t super fleshed out.
Overall, a great debut book, it had some really cosy moments and parts that made me laugh. Excited to read another one!
Sloane's characters bring depth and interest to a story that in anyone else's hands might have been a little tired - grumpy man, shy career driven girl, doomed relationship.
There is wit in the dialogue and craft in the design and layering of relationships. Not only those of the two main characters, but in their relationships with the side characters who also promise to be intriguing.
The story is credible because the characters are well rounded and developed, the reader can identify with them and the issues they face during the course of the book (as well as those that may have happened beforehand but which they come to terms with on these pages).
No summer romance read would be complete without some steamy intimate scenes and Sloane's management of these is both sensual and sensitive in that the scenes are true to the nature of the characters. The reader will be reaching for an icy refreshment to cool down while also quietly cheering on the characters.
So happy I picked up this read and I am really looking forward to the second book in the series.

Firstly I really enjoyed this book, I love a grumpy sunshine/ fake dating trope. I really enjoyed reading about this couple and understanding there background and there romance was so good I couldn’t stop reading. I loved reading about Charlotte and her background, I really enjoyed that we learned about her by Aiden was the way he was and seeing him develop feelings for Charlotte was so good. This book was also dual pov and i loved seeing the romance from both sides. The sprinkling at the end of the book makes me so excited to read the next one when it comes out and i really recommend this book to anyone who wants a great romance book to read however there are some topics that could be viewed a triggering for some readers so please read the trigger warnings.
This book gave me ALL the feels! Charlotte is an anxious yet bubbly FMC, and Aiden comes across as grumpy, but deep down is really sweet. What started of as an agreement, grew and developed into something so much more. Their thoughtfulness for each other at even before they realised their feelings for one another is so refreshing. Highlighting Charlotte's anxiety and the effects on Aiden of what happened to him before resonates with me. It was so real. One of my best reads of 2025 so far. Can't wait to see what else Sloane comes up with in the future.
It took me a little while to get into this book, but that was because I was trying to balance a few books at once.
Once I got started it was a very cutesy read. The descriptions really put you there to imagine even the smallest of details. It got spicy around 50% of the way in after a lot of tension between the MMC and FMC!
This book had me on hooks throughout with all the different relationships of the different characters that was included. It had friendship, family and work relationships giving dynamic story lines.
Definitely would re-read/recommend this book to other people ❤️
Charlotte is a lawyer who's work consumes her time, hoping to make her goal of partner. Aiden is our grumpy sunshine who is recovering from total betrayal from his previous partner.
Entering into a rake relationship, they think a contract will be the thing to keep them on the straight and narrow, because that always works out how it should right?
If you enjoy a sweet, cozy read this book will exceed all expectations! You have great banter and laughs as well mutual pining between the two. This is just a real heart warming story.
This is a very strong debut. It’s a contemporary MF romance that delves deep into the characters. I liked them both from the get go and felt we knew them very quickly. The fake dating trope is always a winner and this is a fun use of it. The anxiety rep is really well done too. If you’re looking for a low angst, easy read then definitely pick this up.
Love reading books about British characters because I know where places are, and all the random names people get called like 'git' haha.
I really enjoyed this story, started of absolutely hating Aiden just because he opened the door and was mean, but knowing how his character developed made it worth the initial hatred.
I loved the writing in this book, it was just so beautiful and had you hanging onto every work. I love when the character building leaves you wanting the characters to have a happy ending because you grow attached to them. I highly recommend reading this and butterflies at blue hour
This book got me out a years long reading slump and reminded me why I love reading! I laughed, I cried, I feel like I made friends, and I can’t wait to visit them again with every re-read!
This had me at fake dating trope. Then it had me because... because I felt called out so many times by it?? HOW. Then it had me laughing and tearing up.
It's a lovely, comforting romance read. The perfect book to read as a break from heavier choices. My favourite thing is the way anxiety is written about. It feels very real without being over the top. It's portrayed effortlessly though Charlotte's thoughts and descriptions of body language in a way that worked seemlessly.
The fake dating consists of a wedding and a Christmas party but I wouldn't say it's a Christmasy book overall.
What stops It from being rated higher for me is that it's a little long for a feel-good romance. It took me until about 30% in to get into the book and start caring about the characters. This is the mark when the fake dating kicks off.
