I thought this was a very well-written and comprehensive book on MBS products, environment, modeling, and valuation. While more oriented towards theory than practice, each chapter starts with basics before building up to more complicated topics, with practical examples included throughout. Even though it took me about 1.5 months to read, I thought it was fairly approachable. Having completed Levels 1 and 2 of the CFA exams did help with a base understanding of certain finance topics, though.
I read this in association with starting a new job and I feel like it helped broaden my understanding of the MBS space.
