This is hands down the BEST book I have ever read about Commercial real estate investing. Its a great intro about how to get started in commercial real estate investing, but the author gives enough advice and commentary about the entire process and all the people that you have to work with.
Another great aspect of the book is that the author made a very heartfelt narrative about her life. I really felt like my older sister was giving me this advice. The advice was great, honest, and no spin-selling.
This would be the first book that someone should read if they want to get into commercial real estate investing. The next book should then be, How to Build A Real Estate Empire. The latter book provides more details and tips about managing the property and 4 real profiles of mega-millionaires that made it in commercial real estate. Monica, the author of this book, is following their footsteps.
The only thing that I think this book could have done more is talk a little more about 'value-creation' and how improving the cash flow of the property will create value and focus on some of the fundamentals of real estate and give the reader some strategies about how to search and find opportunities. I think that Trumps Real Estate 101 book did a great job about that and Trumps book on Negotiation was also good.
Admittedly, all of these books are really dry. But that is just real estate. I love real estate and its still hard for me to get through a lot of the books, but I know that going through it will give me some things to think about to help me get to the next level financially.
Again, a great-great read. I will probably buy a number of these books for selected clients and / or friends to set them on the right path.
