ABANDONED. Children's book with a Frisbee, little boy and lady who lives in a house

I can't remember when i read it, but it was around the year 2000. All I remember about it is - a few kids play frisbee and one day it lands in the next door neighbours yard which gates havent been open in years and the kids don't know who lives there. I think there are pictures of how dirty the front yard is(full of weeds). And so boy or girl goes and collects the frisbee. And he soon finds out that an old lady lives inside, and all the curtains are dusty and have never been open.
I can't remember the rest of the storey, but it was of my favourites.
