YA fiction - girl jumps off train and arrives in small town looking for information on family history

I reas this around 2014-2018 I believe, the front cover had train tracks with a girl standing on them. I think her dad was with her when she jumped off the train and the town she went to was where he grew up? There was definitely a point when she was in a treehouse and possibly discovered something there, book was set in the modern day.

Except for being set during the 1930's (with a story within the story set twenty years before) this sounds quite a bit like Moon Over Manifest, by Clare Vanderpool. Moon Over Manifest
