Fire Chief Lincoln (Linc "Hotshot") Reed and Doctor Dreamy's first meeting is not under the best of circumstances - a horrific car accident on the highway that ends up leaving Linc with a bum shoulder and burns on his hand. But it's fortuitous because the first time Linc lay eyes on her, he was smitten and determined to get the seemingly immune to his charms doctor in his life and in his bed.
Mackenzie (Mac "Dreamy") O'Neil is damaged from a horrible childhood filled with an alcoholic mother and an evil addict for a sister. She's independent and not used to showing her emotions. This has served her well in the military, but she's no longer in the military. No, she's in the small town of Benevolence for 6 months to lie low and learn the ins and outs of family practice before she heads back to her real life. But after meeting a gorgeous firefighter on the scene of a horrible accident, watching his heroic and swoon worthy efforts to save the victims, suddenly she's experiencing a resurgence of hormones and *gasp* feelings deep inside her heart. Now it's up to her to decide if she wants to let Chief Sexy Pants into her life and heart.
I swooned while reading Protecting What's Mine, freaking swooned I tell ya! Sweet, flirty, heroic Linc and strong but damaged Mac are really perfect for each other. The way they won each over was just so sweet and sexy and I fell in love with both of them. The cast of people (and pets) they surround themselves with, the people who loved their new doctor and their Chief, well they're just as wonderful as the leads, and I can't wait for this to turn into a series so I can get to know all of them too.

After Lisa and Cole's initial meet cute, which was not so cute, she's left with a not very good impression of her new neighbor. But when she becomes his lifeline when he obtains custody of a previously unknown sibling, suddenly their relationship changes. But their relationship will not be easy because both of them have serious baggage, very serious baggage.
Everything's Better with Lisa was definitely not what I had been expecting. It's much more substantial and heavier, with some pretty hefty emotional layers to work through. Ultimately, though, I liked it and thought Lisa and Cole made a great couple.

Lizzie has had her gorgeous neighbor/best friend in the friend zone for years, ever since he handed her heart back to her, broken badly. You see, he is was a big player, and his rejection hurt. But he's changed his ways and he's wanted out of the zone for awhile now. It kills him every time she comes over and complains about her latest disastrous date. Can he convince her to give him a chance to prove how good they can be if they step over that invisible line of friendship?
Friends to lovers is definitely my jam, and I'm always on the lookout for good ones. Well I found one that's more than good, it's excellent. The Boyfriend Blog is sweet, sexy, and Aiden and Lizzie are the cutest, most adorable friends to more couple that's graced my Kindle in a long time. Oh, and the secondary cast is just as great as our couple - Aiden's brother, Calvin, and Edna, the hilarious senior who loves both Lizzie and Aiden, round out this stellar romance and provide lots of laughs and love for the two when they're in need of advice, comfort, and more than one nudge in the right direction.
Brooks is a bit bitter when he and his two equally numbnuts friends decide to form the Bastard Bachelor Society, with 7 rules: 1) No member of the society shall date the same person exclusively while an active member of the society. 2) No seeing the same woman more than three nights a week. Mix it up. 3) No giving gifts. 4) No marriage or babies. 5) We don't speak of the BBS. 6) Never let a girl wear your BBS smoking jacket. 7) If you want out of the BBS, it has to go to a vote. Same goes for adding new members. If any of them breaks one of these rules, they forfeit their wager.
Needless to say, the three are just begging to be brought to their knees by an awesome woman. And Brooks' awesome woman is Abbott Margolis of THOSE Margolises. But she's funny (so freaking funny) and sweet and incredibly sassy, and it's inevitable that she and neighbor Brooks end up as friends, then more, because they're perfect for each other. I loved their snark and banter, and how scared he was of her little, tiny (devil) cat, Desdemona. And I love her Nan and her best friend, but mostly I just loved Abbott and Margolis together, both as friends and as more. I've gotta say that I hope all the proceeding stories in this series are as good as this one, because it's awesome! A funny, witty and snarky, and sweet friends to lovers tale.
Layla knows the time has come for her to come back to her life. It's been a year since her husband's accident, and she's let things slide. So today's the day that she will slowly start putting away her grief, putting her children first, and trying to move on. And then something happens when she meets her new neighbor. Her new, gorgeous neighbor, whose kindness shines from him as he starts teaching her children how to care for their horses. Will he be Layla's second chance at a great love? Will she and her kids be Reid's redemption?
Damn...this story has me feeling all kinds of stuff right now. I'm not even ashamed to admit I shed a few tears when everything went down. I won't spoil, but I will say that the big reveal, while perhaps not a complete surprise, has such a huge emotional impact that I almost couldn't stand it. I loved everything about this beautiful story of love, and grief, and healing, and redemption, and I know I'll remember it for a long, long time.

Cary has been in love with his friend and neighbor, Melissa, for years now, but has never done anything about it. At first because she was too young when they were growing up. Then, when she came back to town she was engaged, then soon married. Now, though? She's been a widow for awhile and the time is right for Cary to make his move. Except, Melissa doesn't think it's the right time. She doesn't have time for anything but running her ranch and raising her daughter. Besides that, she hasn't had those kind of feelings for years. But then she starts noticing how hot he is. Really? Why is she noticing that about her friend?! She doesn't have time for those feelings!!
Gawddd I loved Grit!! It's emotionally intense, it's sexy, it's got so much push and pull, it's a tiny bit angsty, and yet it's got moments of laughter thanks to Melissa's adorable daughter Abby, and Cary and Melissa are just everything together. I repeat, I LOVED Grit!! If friends to lovers is your jam, you will love Grit too.

Olivia never thought her thirty-fifth birthday would be spent getting drunk with her sisters, then going home and having the hottest sex of her life with her tatted up, MUCH younger neighbor, Joel. There are a ton of reasons why she shouldn't get involved with Joel, age gap just being one of them. But what if it really is OK for them to hook up? Can she? Should she...
Thirty-five and Single is just the kind of romance I love - sweet, fun and funny, witty, and sexy, with the added benefit of a solid, non-fluffy story. I love how Olivia finally realizes she is allowed to be in love with her younger neighbor, and I especially love just how sweet and loving Joel is. The sparks coming from them practically set my poor Kindle on fire. Whew, if all younger men are as hot as Joel, it's a wonder there aren't more older woman/younger man couples!

When Nixon Swagger meets his new neighbor, he's immediately taken with the seemingly tomboyish woman McKenna appears to be. McKenna is a hardworking aunt raising her younger sister and brother. They've lost their parents and she feels as if she's a failure, not anywhere near to parenting them the way their parents did. But, she's strong, determined and independent, she will get through this.
Nixon can't get McKenna off his mind, and when her brother, Zack, makes a concerted effort at bonding with him, Nixon knows it's an opening into getting to know the feisty McKenna. Sure, he may not end up getting the peace and quiet he had been hoping for when he came home from retiring from the SEALs, but it's more than worth it to get the chance at getting to know McKenna and her brother and sister. But what about when he has the chance at working with his old team again? What about when a danger from his past is intent on getting to him through the family he's fallen in love with?
I haven't read anything else by Riley Edwards, but after having read and fallen in love with Nixon, McKenna and their crew, I will be keeping her on my lookout list because Nixon's Promise is a fabulous start to a new series. It's sexy, emotionally driven and all the characters are so well fleshed out that I felt like I was right there with them. I cannot wait for James' story next!

When Tessa spends a night with her neighbor, Cooper, she immediately feels ashamed of herself when she wakes up the next morning. Sure, the sex was hot, and he made her feel beautiful, but looking back on it has her realizing it was a serious mistake to hook up with her manwhore neighbor, a man who's still grieving his deceased wife, and learning how to be a single father. Can Tessa and Cooper make something beautiful out of a mistake?
About Last Night is a heartbreaking tale. Cooper is in so much pain, still grieving so much, that it was painful for me to read. And poor Tessa, she suffered so much along with him every time he shut down on her when she started to get too close to his still grieving heart. I like that the story was realistic, and how they worked out their big problem. It's true that losing a spouse to death is much different than losing one to divorce, so Cooper and Tessa were coming at their losses from a completely different standpoint. Thank God they worked things out!

When a very tired, very grumpy April walks into her new neighbor's home to tell him off for disturbing her sleep, instead of finding what she had thought - a drunk jerk, she finds a hot guy who's gushing blood from a wound in his hand. Her nursing instincts kick in and she's offering him first aid even as she's telling him off for playing music so loud so late at night. But when that same drunk hot guy tries to kiss her, it infuriates her even more, and she storms off.
Jamie's thoroughly intrigued by the sassy, feisty woman who waltzed into the house he's flipping, offered him first aid, then told him off after he tried to drunkenly kiss her. And he's thoroughly set on apologizing to her AND getting her to go out with him. But it's when he meets her adorable, precocious son, Axel, that he knows for certain he has to have them both in his life. Will the woman with walls as high as the sky ever let him in? Let him charm her the way her body wants her to?
I absolutely adored Work in Progress! There's sassy, witty banter, chemistry in spades, a whole gang of awesome brothers (and a sister and a brother-in-law), a former mother-in-law, two awesome parents, and the sweetest, most adorable little boy. What more could a great romance need? I will be awaiting anxiously more of these brothers - they're a hot handful!
Aspen's back in her hometown after divorcing her douchey husband of 14 years. She's brought her teenage son, Topher, along, and is looking to just live her life, coaching the local football team, and finally being free of all the abuse her ex put her through. Then she meets a sexy-voiced stranger at the local bar, and suddenly her life is looking a little more interesting. Until he turns her down after she drunkenly face plants into his um lap. And when she shows up at practice the next day, and guess who her new assistant coach is? Yep, said rejector. Only he's not just the man from the night before, he's football god, Superbowl MVP many times over, Dominic DaSilva. AND her son has just scratched the crap out of Dominic's truck because he's a typical teenager with less than stellar driving skills. Oops!
I cannot tell you how much I loved Kiss Me Tonight!! It's fun and witty, super sexy, and above all, Aspen and Dominic are fire together. There's so much tension oozing out of every word, every sarcastic little barb they throw at each other. And the way they fell in love, truly seeing and loving each other for who the other really is, seriously, it's the very best kind of love story. The very best stories, romance or otherwise, have characters with substance, characters the reader can relate and connect to, whether the reader ends up liking them or not, and Aspen and Dominic and the secondary cast are all superb characters with depth, with layers. I loved reading their story and can only wish that Maria Luis will bring them back for more fun and love.

When Kendall prevents Vaughn, her aunt's next door neighbor, from getting behind the wheel of his vehicle while he's more than a little intoxicated, it sparks something between the two that neither ever saw coming. She tries to keep it casual, as she's only bunking at her aunt's for the summer, AND she has walls around her heart thanks a past she doesn't want exposed, but Vaughn soon wants more. More of everything with the woman who so fascinates and attracts him with her loving heart.
I cannot wax poetic hard enough about Promise Me to do it justice. It's just such a beautiful story and Kendall and Vaughn are so much more than I expected. To be honest, I expected something sweet and fluffy; what I got may be sweet but it's definitely not fluffy. It's heartbreaking in parts, especially when Kendall's past comes to light, but the way it plays out got me right in the heart. It's been a few days since I finished reading but I still remember this story with my heart in my eyes, not to mention more than a few tears, and I still love Vaughn and Kendall, especially Kendall. I love how much she developed over the course of the story, from her past til the present, and I love, love, love how much Vaughn feels for her, sees her beautiful soul. Speaking of Vaughn...that man is swoony af! Can I have my own Vaughn?!? I will reiterate once more just how much I love Promise Me and how you really, really need to get your own copy today!

Coby isn't really ready to dive back into the dating pool after suffering through a devastating breakup. Eli is slowly coming to terms with his sexuality. But somehow both end up on a dating app, AND live in the same building. If that's not coincidence, perhaps it's fate? Perhaps the two are really meant to be together.
I FLOVED The Coincidence!! It's sweet with a slow burn tension, bringing two different men who ultimately are perfect for each other, perfect together. Felice Stevens really knocked this one out of the park. I love it even more than the last of hers I read - His Uptown Guy, and that's saying a lot because I love His Uptown Guy so much. There is something about Felice's writing - it's paced perfectly, and her characters are always layered, real characters who are lucky find love with each other. I'm definitely looking forward to more from her!
Greer has a tiny problem - her interior design business is struggling. So now she's off to interview, and hopes she really gets the job because her livelihood depends upon it. While in the hotel half-heartedly using the gym, she manages to insult a really hot guy when she mouths off about how ugly the decor is. But no biggie because she'll never see him again...
And when that really hot guy turns out to be her new boss, what's a girl to say? Oops perhaps? What about when said boss turns out to be her new neighbor? Cue the snarky banter, the enemies to lovers thing we all love so much.
The Billionaire Boss Next Door was filled with Max Monroe's trademark witty, snarky banter, loads of passion, and fun times. The only reason I'm giving it 4 stars rather than 5 is because Greer was just a bit too much for me. I know she was supposed to be awkward and different, and she was those things, but the fact that she had no filter on her mouth got on my last nerve sometimes. Honestly, I'm surprised Trent put up with her rude, runaway mouth. But aside from Greer, I loved everything else about this story. I can't wait for more from this world, yay for Cap's story next!

Poor Chloe. Her neighbor, with whom she shares a not so pleasant past, drives her absolutely batty. She wants him to just stop talking to her, trying to sweeten her up, to let him apologize and make up for his previous jackholery. But will the hot neighbor/cop/enemy listen when she tells him to fuck off?! Of course not. Because. Because Kyle wants a chance to redeem himself. She really isn't sure she wants to give him a chance to do anything, but her traitorous body can't seem to get with the program.
Whew, Just Neighbors is not what I was expecting. Well it is, but it's also more. I was expecting something just dripping with barely concealed contempt, with a feisty heroine telling off the obviously assholish neighbor. And yes, I did get that. But I also got something more heartfelt, something more intriguing, something more suspenseful, something with secrets and layers and layers of stuff just roiling around beneath the surface. I loved it when Chloe told Kyle off and he kept coming back for more. And I loved it when he got all alpha on her and she didn't back down, but she did revel in his in her face attitude. And did I mention their chemistry? H O T!!!! I love me a good enemies to lovers story, and Just Neighbors hit the spot perfectly and then some. It gave me all that tension I live for, plus lots of heart, lots of emotion, and lots of steam. You can't ask for much more!

Cassie is a code-writing nerd who's moved back temporarily (she hopes!) to take over running her sister's sex toy factory. Cassie isn't sure she's cut out to run a sex toy factory, but her sister needs her, so here she comes.
Cassie is really, really unhappy to find out who her new neighbor is, too - Ryan, the boy she had a huge crush on back in the day. Only he's no longer a boy. Nope, he's a very sexy, very bossy firefighter who has a pet raccoon named George Cooney...
But ignoring her body's reaction to her hot neighbor is the least of her worries. There are a few (OK, more than a few) people in their small town who aren't very happy about her sister's factory being housed there. Is it one of those unhappy people who is behind the "accidents" at the factory? Can the hot firefighter help save the factory? And more importantly, can he step up and give his heart to the girl whose heart he unknowingly broke all those years ago?
I absolutely loved Hosed!! It's witty, sexy and fun and Ryan and Cassie's chemistry is seriously hot. Thank God there's a firefighter around in case any of those sparks happen to catch fire 🔥 There's also a fabulous cast of secondary characters who give support and love to our couple. Some of whom help Ryan get his head out of his ass a time or two. If you like your romantic comedies with wit and charm, zany friends, cute lil raccoons and a couple whose chemistry is through the roof, I highly recommend you 1-click Hosed today. You will not regret it!
