I think I have this right: It was first published as a short story, then the short story turned into a movie script, and then Lehane wrote a book from the screenplay. All written by Lehane.

The basic plot appeared as a short story called Animal Rescue in the collection, Boston Noir. I have the book in paperback, but I'm sure it was a hardcover first.
