Joe aka Sizzle have a past one that left her burned in his wake to leave town and not look back. Now he is back in town and when he reconnects with Molly, she keeps him at arm's length. He realizes that she was the best woman he ever encountered and when they are thrown together to work on a project, he will go all out to make Molly see that he is all in for a relationship but has that ship sailed? This story drew me in and had me cheering for this couple to rekindle their past and move forward to a happily ever after!

Sizzle Joe and Molly are broken people whose jagged edges juuust about line up perfectly, but it takes a second meeting and finding their two missing pieces to make their relationship complete. Read “What You Take” and join them as it happens…you won’t be disappointed.

Zee Irwin has once again written a hero you can both relate to and fall in love with and a heroine whose life you can see yourself living and who you will cheer for. Then Zee comes along and adds a challenging but sweet little brother and Tucker the Wonder Dog (my name) - the dog we all wish we had in our lives - and her spell is complete. “What You Take” is the ideal book for an uplifting summer (or anytime) read. It will definitely bring you the Sizzle!

4.5 Stars for What You Take (Steele Valley Billionaires #2)
I was looking forward to my second visit to Steele Valley because I was excited to see where Ms Irwin took us with Sizxle Joe Reynolds story and all I will say is I wasn’t disappointed. This is Sizzle and Molly Adana’s second chance at love story.
Sizzle always believed Molly was the one that got away so as soon as he arrives back in Steele Valley he sets out to win her back.but will Molly give the man who broke her heart once another opportunity to break it again……
Molly is going to take some convincing that Sizzle is worthy of a second chance and that the past is over and now it’s time to look to the future and I have to say this man convinced me he was worth a second chance but can he convince her. As i joined this couple on their journey and i got to know them I found myself hoping this couple got the HEA they both deserved. A great addition to the series and I’m looking forward to checking out other works by this talented author.

This book dives more into Molly Adams life. Then we have " Sizzle " Joe Reynolds, remember he's the PGA champion Joe also has a cocky attitude and expects the world to be at his feet on their knees . When it comes to Molly he meets her on her terms. Molly was burned by Joe before, will he do it again? Does she want a second chance with him? All I can tell you is you'll find yourself cheering for them . What does the future hold with these two? I can't give it away! Just be prepared for the sizzle that comes along with this book. I voluntarily reviewed this after receiving a complimentary copy.

I loved this book, as a second installment of the series.
Molly is such a strong character, facing two very difficult tragedies on her own.
Two years have passed since Sizzle left to pursue his dreams but he soon realized that he should have fought more for her.
The most interesting part of the book was that Molly's history is not thrown right in the beginning. You slowly get to know her story throughout the chapters and you feel her struggle.
Sizzle is a good guy after all. He stands by Molly and supports her and is generally a rock for her. He completely turned around for me. Oh and the dog! I loved the dog helping Molly (I dont want to write more for spoilers).

Molly is such a strong woman! Joe is definitely a lucky guy to have had a chance to spend time with her. However, when he left her, he felt like he'd never have another chance.

I loved reading more about Molly and Joe's relationship and there was also more from Angel and Junior too!

I couldn't put this down and even downloaded the bonus chapter at the end of the book!

I thought this was such a cute romance. I really liked Molly and so felt fo her. I wasn’t too impressed by Joe but yet can sympathize with why he may have left the first time. These two have such great chemistry together, and I really loved getting glimpses of Junior and Angel. I found this romance to be sweet and entertaining.

Really good book! A romantic and interesting story. Joe and Molly have more going on in their lives than just the surface look at them that we had in the first Steele Valley book. They have both had some serious life issues in the past two years and now are figuring out how to fit their lives together while learning to deal with new responsibilities, and finding love and romance together.

Although part of the Steele Valley Billionaires by Zee Irwin and having some interconnected characters, I haven't read book one and had no problem enjoying this second chance read. Joe and Molly shared an explosive, but brief fling years before, but suddenly he left. Molly is not going to let Joe back into her heart. But he haas other lans. The book is well paced, has sizzle, steam, drama, and is a page turner from start to finish. As part of Kindle Unlimited, the first book and this one are free to read with your subscription. I need to go back and read book one. This was a good one.

Another great read by Zee Irwin. I loved her fated loves series and think the Steel
Valley series will be as good. She hit the nail on the head for me with Joe and Molly. I could feel the longing between them, and the urge to trust each other. I love a good second-chance romance and this did not disappoint. The chemistry, the plot and the writing was top tier. It was also a pretty quick read so pick it up.

This is a super contemporary romance! I liked it a lot! It is heartfelt with spice. I LOVE the addition of the dog. Perfection! These characters will make you smile while you sigh..

This is a second chance romance. Joe and Molly are great characters and well written. The story pulled me in and was wonderful to read.

Hi friends! Woohoo! It's release day for Joe and Molly in What You Take. :) And, it's currently today .99 but won't be for long - so take advantage on this July 1st!

I can't wait for you to read What You Take, Joe and Molly's story, and to meet Joe's brother Wyoming.

Another thing I love about this second book is how the area around Steele Valley developed for me as part of the story. In book 1, What You Give, we learned about the small town, the valley, how it started, all about the resort, and in chapter 10 there is a mention of the lake and some of the interesting things that happen there in the lake.

In What You Take, we learn a little more about the lake up the mountain from the valley (and there's a pretty spicy scene with Molly and Joe there, so don't miss that!). OH -- And don't miss out on the incredible bonus story download from the back of the book. ;)

Well...I can't wait for you all to learn what I have cooking for Wyoming and the lake in the 3rd book. That's right, there will be a 3rd and a 4th (duet #2) but not until next summer when I'll release it as another duo of books to add onto the Steele Valley Billionaires series. :)

Joe was the hottest golf pro on the circuit when he met Molly three years ago but he moved on after their brief encounter. Now he is back and she is looking better than ever but she keeps pushing him away since she has no intention of reliving her time with Joe because she has a big responsibility with raising her young autistic brother Brodie. When Joe meets Brodie he thinks he is his son from their past time together but he is wrong but he did leave her with something she did not expect which ended in heartbreak. Can Molly and Joe come together to find their HEA?.

Good addition to the series.
Molly is Angelica’s best friend and a real estate agent for Steele Valley.
Joe is a famous pro golfer with a scandal in his past but a bright future ahead.
Molly is raising her four-year-old autistic brother. Two years ago Joe and Molly had a fantastic time together but suddenly Joe disappeared. Now he’s back in Steel Valley.
Can he convince her she’s his one and only or are the hurt and responsibilities too much to surmount?

Another uniquely different book by Zee Irwin. The more of her books I read, the more I realize how creative she is in making her books unique in their own way. What You Take is the second book in the Steele Valley Billionaires Series and can be read as a stand-alone but reading book one would be a bonus on its own. The title of What You Take speaks volumes for what the book portrays within its pages. Two young lovers, Molly Adams and “Sizzle” Joe Reynolds, took what they needed from each other one week several years ago before Joe left Molly behind taking her heart with him. But before that Joe’s controlling father had taken what he wanted from his son making him live the life of a pro-golfer, living precariously through his son’s career until one day turning on him and almost destroying his own son. Several dark events in life had taken Molly’s love of life from her. Joe’s leaving her, a accident that claimed the lives of of her parents, taking on the responsibility of raising her four-year-old autistic brother, Bodie, and later the reader learns of one more devastating loss. When Joe returns he knows he wants Molly in his life and he will do whatever it takes to accomplish that and he tells her in one scene that he’s all hers, “take what you want”. Just one of the many beautiful scenes between these two. Another being their love scene in the mystic lake waters but the most remarkable and memorable to me was the scene when Joe and Tucker his dog have found Bodie, followed him back home and not only does Joe comfort Molly but he steps right into the whole chaotic mess offering up Tucker to ease Bodie’s fears, fixing Molly’s slamming door and well…just being there. The billionaire pro-golfer businessman doesn’t use his money or influence but uses himself to bring comfort and security to all involved in this scene, yes, just a regular Joe, but a special Joe that gave his all by giving himself. Zee Irwin offers bonus scenes at the end of the ebook and they were true bonuses! Be sure to get those. The reader is also introduced to Joe’s half-brother, Wyoming “Wy” Platt, who is just as intriguing as Joe. I’m hoping he’s making more appearances in the books to come. Heartwarming story about Molly Adams and 'Sizzle' Joe Reynolds.

Molly is raising her much younger brother, Bodie, after the death of their parents. Bodie is on the autism spectrum so it's not always easy to care for him. Luckily she has found others to help her provide care for him.

She works for Junior Steele who has married her best friend, Angelica. Her latest job is planning a residential real estate development around the new golf course Junior is having built.

Joe is a former pro golfer who now designs and builds golf courses around the world. He's been hired by Junior to design a course in Steele Valley.

The last time Molly and Joe met, they had a torrid love affair. He broke her heart when he left and stopped returning her calls. Her last call had been to tell him that she had miscarried their baby.

He's happy to have a second chance with her. She doesn't want her heart broken again. And would he even be willing to help raise Bodie?

Junior has laid down the law, work together or at least one of them will be fired. Not helping matters is the tent city set up on land proposed for golf course by protesters.

Will the magic of the lake, a therapy dog named Tucker and a second chance be enough for Molly and Joe this time?

This is book two of this series and can be read as a standalone, although it is more enjoyable when read in order. The story is told in first person POV by the main male and female characters. You will see heartbreak, jealousy, sadness, fear, joy, redemption, love and off the charts chemistry in this second chance read.

I loved Joe and Molly! I loved them both from What You Give and knew that their story would be an enjoyable read. I’m a sucker for second chances, adorable and loving dogs, and little kids. I loved how Molly stepped up and took in her brother with needs. I love Joe’s determination and understanding when it came to Molly and Bodie. I absolutely love that Bodie warmed up to Joe and the lovable Tucker so quick. And I loved how romantic and thoughtful Joe was. I could go on and on, but then you would get tired of reading my review, so I leave you with this: read the book and witness their love and how they get their second chance with a little bit of Magic’s help from the town of Steele Valley.

I adore Wy and seriously cannot wait for his book to come out. I just know that with everything I learned about him and Joe’s relationship, his story will be great.

**Great Second Chance**

*What You Take* is the second book in the Steele Valley Billionaires series, and it’s such a delightful read! Joe “Sizzle” and Molly enjoyed an amazing week together, but their romance hit some bumps when a scandal involving Sizzle’s dad came to light. Not quite ready to commit, Sizzle took the easy way out and left Molly, breaking her heart in the process.

While he was away, Molly stepped up to care for her special needs brother, Bodie, after losing their parents in a tragic car accident. Now, fate has brought Sizzle and Molly back together for a work project. Sizzle sees this as the perfect chance to reconnect since he’s never forgotten her. But Molly has a secret she’s been holding onto from their past and is hesitant to open her heart again, especially with Bodie to think about.

As they collaborate, Sizzle shows Molly his commitment to being there not just for her but also for Bodie.

This couple’s journey toward a second chance at love and a joyful happily ever after (HEA) is so beautifully written that you can’t help but feel every emotional twist and turn with them. It’s a slow-burn romance that you’ll easily devour in one sitting, filled with just the right amount of drama and spice. I absolutely enjoyed it as April's book of the month for Zee’s 2025 challenge, and I can’t wait to see what May's pick will be!

Joe, aka Sizzle, Reynolds is at the top of his game on the golf circuit, and frankly has no issues with getting any woman he wanted & he wasn't shy about indulging in all they had to offer. Molly is the one woman he came across who actually held his attention but since he wasn't ready to settle down, he left her in his rearview window like she was trash. Yeah, I wasn't impressed with Sizzle whatsoever but then again, I'm not the forgiving type LOL! Now he's back in town some years later, and they're going to work on a project together which makes Joe see that he wants her back but she's not having any of it. Let me tell you, I was cheering her on to stay strong, but with the chemistry they have in spades, it's only a matter of time before that ignites. However, will Molly give him a second chance for more at the end of the day?! Well, you'll have to find out by hitting those one click buttons as I'll never tell. I may have had a less than happy reaction to Joe (which is just my opinion), but let me tell you, I still couldn't put this book down for anything until I finished it so I HIGHLY RECOMMEND!

My second read from this author was just as easy to read as the first, although it began (for me) a little disjointed. I didn’t pay attention to the fact that this was book two! So - this picks up from book one, with Molly getting Angelica dressed for her wedding, and now I need to read book one!! Not at all a hardship!

These characters are easy to like, and I appreciated the realistic events and struggles Molly faced every day. Joe was shallow and a bit of a player, but I liked how he got his act together once he found out what was important. There weren't a ton of steamy moments or a deep connection between them, but their second chance happily ever after made me happy.

Just a heads up, there might be some parts of this storyline that could trigger some people, and Molly should've probably gotten counseling for those issues when they happened. IMHO. (and I wasn't too pleased with how she handled one of them with Joe.)

Overall, I enjoyed my time with this read. I was fortunate to receive a free ARC, and I voluntarily leave my review. I recommend reading in the correct order for the best experience - because now - I’m off to read book one and see what I missed!! *wink*

Molly and Joe, they met several years ago and had a week of total bliss, then circumstances caused Joe to leave and break Molly’s heart. She was later reunited with him when she least expects it and her life has changed so is now the custodial person in charge of her autistic brother Bodie. She is not sure if Joe will stay and how he will react to Bodie. But if it's one thing she did not count on was Joe’s resolve to be with her above all else. He realizes there is no one else in the world for him and wants another chance to prove it to her. She is not initially in the mood to give him a second chance. But Joe wears her down. They still have some trials to survive, but Joe is persistent and wears her down. Molly finally lets him in, and he grabs on with both hands and never lets he think he will not be there ever again for her. They have their HEA. Great story and some interesting situations not usually found, the lake, the bats, the tornado, Tucker. Get the book you will love the story.

This book tugs at you with different emotions. It has moments when you want to cry,laugh, or even smack the characters on the back of the head and wonder “what were they thinking?” This book is a short book but it wraps things up good and doesn’t feel rushed. It’s one of those books you can read in a day or two. Molly the main female character carry’s the world on her shoulders and doesn’t ask for help. And then you have Joe a guy who has everything but someone who is there for him and not for what they can take. Molly has to learn to trust and let someone help while Joe can he finally take a chance and let the one that got away and make something of his second chance? What about Wyoming is he going to use him like so many others have in his life. They went there separate ways and are different now can they find there way back and grow or do they go and let the chance be wasted that so many would make the most of? So if you want to get to know Molly, Joe and Bodie give this book a chance.

Joe and Molly's was rocky and emotional and covering the complications in the their relationship we all saw coming from the first read.
However, you are in for a surprise.

Sizzle Joe was once a fun guy.
Now he had his head in business. He's focus and driven, but that cheerfulness disappeared years ago after leaving the woman who made him want more.
Now he's wanting to be that man again, and he wants her back too.
Molly is trying to cope.
After Joe walked away years ago, she suffered losses and now faced major challenges.
Now he's just another obstacle in her day.
As she cares for her little brother and focuses on her work, it's hard to fight the feelings that are bubbling up after years of pushing them down.

Loved the doggy! He is a total super dog! The twist from what we expected from the first book got me spinning as I assumed it to progress into the second read, but was thrown a curve ball.

What you take (Steele Valley billionaires 2)

This is the second book in this series by this author and they just keep getting better. This is the amazing story of Sizzle and Molly, these two characters have a second chance at love with each other will it work out a second time? You fall in love with these characters as you read, especially Sizzle, he just convinces you he is all in with Molly. You find yourself willing them to get their happily ever after together. This is a great addition to this series and I can't wait to read more in the future.

4 star Review Steele Valley Billionaires by Zee Irwin

Zee Irwin is a new author to me and I am surprised I have not come across her books before.

What You Take (Steele Valley Billionaires #2):
Book two is Sizzle’ Joe Reynolds and Molly Adams story and it was an emotional roller coaster of a story. This is a second chance at love story which was heart warming and entertaining.

Re connecting again Sizzle realizes that Molly is the one that got away and regrets the decision he made to leave. Now back in Steel Valley he is determined to win Molly’s heart but she is having none of it.

Both have baggage from the past. Can he convince Molly to take a chance on him or is the past destined to ruin their chance at happiness? I was cheering for these two to get their happily ever after.

This was another easy read by Zee Irwin. Molly works at a successful real estate business owned by her best friend’s husband. Things take an awkward turn when Joe, an ex of hers hires them to begin to build a golf course. To say they have a history is putting it mildly. Joe wants to kick off where they left things, however Molly has had to do a lot of growing up and deal with tragedy since their last meeting so it might not be quite so easy. Can Joe win her over or will he even want to?
Both characters are likeable with realistic flaws. The plot was predictable but sometimes that is what you want in an easy romance. There were some parts that were not very believable but were required for the story and some parts that were very realistic in how everyday life is. Overall an enjoyable read. I voluntarily read a free copy of this book. All of my opinions are my own and freely given.

What You Take is an amazing story that was perfect for a lazy after noon. Molly and Joe's story is a second chance romance layered of pain, family drama, struggles of heartbreak and trust that takes you emotions on ride of ups and downs.

Molly's life has taken a turn she never expected. Spending time with a man that left, losing her heart before she even knew she love the baby she was caring, then becoming a guardian of her brother who has special needs that weighs on her heart.

Joe never forgot Molly, even when he had to leave. Now that he is back, he is determined to win her back, but he never expected to find what he did and learn more than he ever expected.

Great read that you will not be disappointed.

I read this book as an ARC copy and I thoroughly enjoyed it. What you take is a very well written second chance romance book that has a solid plot and amazing character development while maintaining a good balance between focus on the side characters when needed while not detracting from the main characters. This book also contains small mentions of cheating, however not between both main characters, which I personally don’t look for in books. It also, in my opinion is a bit of a slow burn however it still manages to remain interesting to the reader. I very much enjoyed the fact that this book contained representation of the autism spectrum, as this is not really done in book and rarely done well, as it was done in a manor that was obviously carefully researched and represented amazingly. I gave this book 4.5 stars in total and one chilli for spicyness
