Ummmm... how is this book getting such high ratings? Maybe it’s just me then. But the blurb is WAY cuter than the actual story. 😖

I forced myself to finish this book only because I paid for it. Would’ve DNF’d if this had been on KU.

Jagger, the H, comes off like quite the douchebag. Magnolia, the h, doesn’t seem to have her life together. And my initial impressions didn’t change as I continued reading.

It’s hard for me to like MC’s when I don’t respect them.

Sigh.

And then, as you get deeper into the book, we find out that they knew each other from before! Ten years ago! In fact, Magnolia, the h, liked Jagger but ended up going out with Doug, Jagger’s brother. And Jagger dated Magnolia’s sister! And then it gets complicated. There’s a pregnancy scare with the sister. Magnolia moves to SF. It’s messy and ugly. Which leads us to where they are now (living in the apartments beside each other in SF).

Ugh. Sibling double dipping. That, in itself, is already a major turn off for me.

But get this, all this while, Jagger really, truly loved Magnolia. Even while he was with the sister!!! He has loved her since forever ago!

And even though I don’t really understand why he’s so rich or what he does (unexplained), he tells her that he moved from NY to SF for her. That he maneuvered and manipulated things to get the apartment beside Magnolia and even got her hired at her job. (He went to business school with Tate, the owner of the company Magnolia works for.)

Somehow, he manages to convince Magnolia that he’s been in true blue, deep, forever love and bam! End of story and they live HEA.

HA! What a joke!

I found his explanation quite thin and weak at best. Really??? You loved her that much? Why didn’t you fight for her back then??? Why did you let things get soooooo freaking complicated??? Ugh. Stupid.

This truth bomb, by the way, only gets dropped on us in the LAST chapter. It’s explained in a messy, fact dump that, honestly, didn’t make much sense and more importantly, didn’t convince me of the depth of their feelings for each other.

Oh! I almost forgot. We’re treated to a bout of public sex in the epilogue. *rolls eyes* Just before he proposes to her in front of all her family and friends too. And she thinks he’s all swoony and romantic. Gah. Bleh.

This was a waste of my time. I feel so bad. The only thing that cheers me up, is that since I paid for this book, by doing so, I helped the author.

The cover and the book blurb reeled me in. Starting off, I thought the little notes going back and forth from one door to the other was a clever idea and they were pretty catchy and fun-to-read. Too quickly, things began a fast descent with the rest becoming over-the-top and really begged the lines of reality to be stretched. Both main characters were immature for their late twenties and early thirties, and the sexual innuendos became page-filler that got a whole lot old after a while. Too much silliness ended up overwhelming the storyline. After the first five or six chapters, I got bored and tired of reading the same old/same old. It was a torturous finish. Nothing ever really bailed it out -- what I thought was going to be something fun and entertaining ended up being much ado about nothing.

4-4.5 ”Jagger and Magnolia” stars ⭐️⭐️⭐️⭐️

Never in my life had I expected to see Kingston Jagger Scott again. I felt my knees shaking as I heard his loud laugh from outside the door.
“You can run, Magnolia, but you can’t hide,” he said through the door.
I ran to my couch, buried my head in the cushions, and screamed.


This book was so hilarious and oh so romantic. It’s been a while since I read one like this. It was one of those cheeky romance that we can’t just help but enjoy. The first thing that attracted me was the cover and once I read the synopsis, I knew I had to read this one. I loved every single moment. I have never laughed or swooned this much while reading a book. It’s an awesome start to the series.

Magnolia was hilarious, quirky, sweet, and just so lovable. She had an amazing group of friends and I’m sure we are going to get there books too. She ends up exchanging notes with the guy who moves in next door to her and those notes were really damn funny. But when she meets him face to face, turns out there’s a huge surprise there. He’s someone she has had history with. The suspense builds from there which got me hooked.

”So you do like a bit of a kink.” He laughed
“I knew it.”
“I never said that!”
“Oh yeah! So you don’t want me to spank you and slip my fingers inside your pussy as your skin reverberates from my touch?”
“Well...” I swallowed hard. “I didn’t say that, either.”


Jagger was just as much funny. He was also extremely hot, possessive and a dirty talker. You could tell how much he cared and loved her. His notes and gifts were interesting. He was my favourite in the book. I enjoyed when he riled her up. Their banter was funny and always charged with sexual chemistry.

”You don’t have to resist him.” Millie grinned. “Have some fun. You might as well see if he’s going to rock the ocean or if he’s barely moving the pond.”
“Oh, Millie.” I laughed. “You’re hilarious.”


Magnolia sure had an interesting group of friends. The twist and turns kept me going and also the secondary characters. This book was light and funny and will definitely put a smile on your face. I’m definitely going to keep reading the other books in this series. The only reason I didn’t give it a full five stars was ‘cause there was more room for improvement. I still recommend it to others.

Now I’m off to desperately waiting for Jane and Tate’s book next. ♥️

I’m actually kind of mad I paid money for this book. It started of great, the notes were cute, but then when we meet Jagger, he’s a total asshole. He’s not funny, he’s not charming, he’s a jerk! And Magnolia thinks his behavior is fine? They have a past, he did a pretty rotten thing and she’s mad for less than a day. Then he drops a truth bomb, that honestly isn’t really explained, and she’s all “well you did it because you love me”. No, he did it because he’s a self entitled jerk! This one just didn’t do it for me.

Trying to find my inner peace after finishing this book is hard. It's cheesy, cringy and I hate all the characters in this one, including all the side characters.

Maybe it's because the whole past they shared between them... Because fuck, I found it so damn stupid. Only bright side of it is that we don't have to suffer through their younger years because I KNOW I'm going to hate the book even more.

**I'm not sure I read the same book as the others because I don't understand the high ratings??

The blurb and the cover were what sold me! The story started off hysterical then tapered off to forced humor and eye rolls--which I was still ok with because I was looking for a light and funny read.

But 3/4 of the way through, when Jagger makes Magnolia dinner and she picks his brain for her article...who wrote that? It was a completely different feel than the beginning. Jagger did a 180 and all of a sudden he had no more sexual innuendos or witty comebacks? From that point on everything went downhill and I found myself struggling to finish because it was just so insane. "Come use my bathroom. Sleep here. I'll take the couch. We can watch a movie. I'm tired. We can watch it in bed, I'll stay on top of covers. Use me as a pillow." Touch and feel and bam, they're having sex for the first time and spewing I Love You's. Hello??

And what's up with her ridiculous job and finding out Jagger's involvement? She didn't even hesitate with her "I forgive you". Whaatttt?? And don't even get me started on the public sex right before a proposal--with their family and friends! I'm sorry, but the last 25% of this book totally ruined it for me. It was predictable, cliche, and hurried. I really wanted to love this one, but it needs a different ending as well as grammar/errors fixed.

OMG, this book drew me in from the very first note that was left. I loved the whole banter between apartments 4 and 5. I was laughing more and more with each note. When Magnolia (#4) realizes who Jagger (#5) is, it was so great because there was some history between them and she never thought she would see him again. Sometimes fate has other plans. 10 years ago, they made an almost mistake that hurt several people in their lives. Fast forward 10 years later and the feelings and chemistry that was between them was still there, even if she wanted to fight it. I loved them together. They had that push and pull between them that everyone could feel. Fate had plans and there was no reason for them to fight it. Fate always wins and they were so lucky that they were in the crosshairs. This story will have you laughing, swooning and falling in love with Magnolia and Jagger. I love the other girls in this book and I can’t wait to read their stories. Highly recommend this read.

Surprisingly enough I actually enjoyed this! The notes in the beginning were fun, I even enjoyed Jagger's crude remarks. This read more like a novella tho, there was a back story with the characters and it didn't really give enough time for things to naturally happen. The ending was also super abrupt. Still had fun with this one

how are people giving this 5 stars when i literally couldn’t get through the first 5 pages because of the stupid humour (?) and the stereotypical male whilst the female asked for no replies but kept in replying???
like he literally said ‘women act like they don’t know something when they know everything’ about a woman he knew for all 2 seconds and thought asking for bars and strip clubs was the way to introduce himself to the neighbour (?)))

This book is actually disgusting. Jagger straight up sexually harrasses Magnolia and she finds it charming??? He grabs her hand in a bar and tries to make her touch his dick when she is clearly telling him to f*ck off moments before. Later that night she's intoxicated and in his apartment. She spills her tea on him because he keeps going closer to her and making her jumpy and uncomfortable, so he takes his clothes off right in front of her?! He gives rapey vibes and is flashing a drunk woman who cannot offer her consent. At first Magnolia is telling Jagger to go away, but then is just like "Oh, Jagger, you're so hot and silly." Girl, run!

Some of Jagger's antics that are blaring red flags:

"Let me be honest with you: "I'm in Love with the Shape of You" is the anthem for fat women that don't want to hit the gym. Do not be one of those women!"
*Context: He heard her listening to this song

"'Can I come?' Jagger grinned, then leaned forward and whispered into my ear, 'In you?'"
*Context: Jagger's inviting himself to lunch with Magnolia and her co-worker after Magnolia called him inappropriate and asked him to leave her alone

Also, the writing is very elementary:

"We're in the Twilight Zone now, Magnolia,"
"Yes, we are, Jane."

"I pulled off my t-shirt, walked into the bathroom and turned on the shower. I squeezed some toothpaste onto my toothbrush and stepped into the shower, brushing my teeth as the waster cascaded down my body and memories flooded my mind."

There's so many other worse things that other reviewers pointed out that I just can't be bothered to write here. I just want to be done with this one... I feel like I need a shower to wash off all the perviness I just experienced *shudders*

This was a hilarious read. I loved the bantering between the characters. Couldn't get enough of these two. Such a fun, entertaining read. I received a free copy of the book. And am voluntarily leaving an honest review.

Ugh. This book was such a disappointment. The cover and the blurb intrigued me, but after the first few chapters, the rest of the story fell flat. The H was a jackass and the h was a doormat. Both characters were way too immature for their ages. There were too many unanswereds in the plot. I skimmed through this just to finish.

Wtf was I reading. I made it about 25 pages in and couldn’t do it, my brain was crying cause it was so bad. It was a bunch of random dialogue with a bunch of immature characters. The plot randomly jumped forwards and yet went no where. Felt like reading a long post from people who need to post every little thing about their life on social media 🤦🏻‍♀️

Fun Sexy Romance ❤️🔥

This is a fun, slow burn romance. Olivia works in an office and the ladies became bff!
Jagger is the gorgeous rude guy in apartment five! The notes they leave for each other cracked me up. So much going on in this book, wonderful storyline and love the characters. So many surprises and secrets revealed. I loved everything about this book 📖❤️🔥

I liked it at first. It showed promise by not following the run of the mill storyline. There was a little intrigue when you realize they knew each and "something" happened 10 years ago. It propelled me to keep reading.

Jagger.... For a guy supposedly in love with her, he comes across douchy with all his sexual comments. It was not flirty banter. It was obnoxious. Especially when you find out he knew it was her in the next apartment. 🤔

Magnolia.... She forgave him way too easily. She accepted his "thin" explanations and then Boom 💥. They're back together and all is well. They get engaged. It resolved too quickly, yet left lots of things unanswered.

Things that should've been explained:

1. What does Jagger do for a living that he's so wealthy?

2. How did Doug forgive Jagger for having sex with his girlfriend?? There's no explanation of how that all played out. Magnolia does say that her and her sister took a long time to work through what happened. Vague but at least addressed. Nothing regarding Doug and Jagger not hating each other.

3. And no make up scene between Doug and Magnolia who were best friends before the "brother bedding". Yet Doug is there at the big proposal? It doesn't make sense. A confrontation scene between Doug and Magnolia is needed. Maybe the author could've used it to also explain what went down between Doug and Jagger.

I think it had the potential to be great. I read a lot so maybe I'm picky and hard to please. I was disappointed. I wish the author would do a re-write. I feel bad that I didn't care for this. I've read other books by this author and enjoyed them.

Jagger and Magnolia will set your Kindle on fire. Talk about chemistry, it's explosive. The naughty post-it notes on her door are hilarious and their back and forth banter is amusing. This book is one you will find hard to put down once you start. I read it in one sitting and stayed up until I finished. The characters are well developed and likable. Lots of drama, twists, suspense and tons of tumor. He's her mysterious new next door neighbor, but is he a blast from the past ? Lots of secrets, hidden passions and love from the past. A great book that I know you will enjoy. JS Cooper has another winner. I read an arc via the author and voluntarily chose to write a review. No cliffhanger and a HEA

This one didn't work for me at all. I disliked it almost from the beginning and tried until page 61 but couldn't force myself to continue anymore. Since I read a couple other books by this author I expected to like it but this time I really hated the book very much (especially the female MC and narrator of the story) plus it wasn't fun to me at all so I deleted it from my library :-C

I was intrigued by the blurb, but the story couldn’t keep my attention. I hate giving low ratings. This book just wasn’t my cup of tea. I first downloaded a sample of this since this is a new to me author and I looooooved the banter between the H and h. There was obviously more going on with these two than meets the eye and I was engrossed. I loved Jagger's playfulness and equally loved Magnolia’s quirkiness.

After purchasing the book, it took on a slightly different vibe. The hilarity of Jagger faded into a “grow the eff up” attitude and Magnolia was just annoying. The storyline quickly deteriorated for me finding out that both the MC’s were in relationships with the others sibling right before ***t hit the fan. I also did not find Magnolia’s new job believable, but maybe it’s possible for someone to get a job through an agency that lies to their applicants to place people in a career they know nothing about unbeknownst to the owner of said company they were hired to work for.

While I do not discourage others from reading this book, I probably won’t be reading this author in the future.

AUDIO REVIEW:

Having read and listened to previous books by this author I was excited to listen To The Rude Guy In Apartment Five. This was a fun and entertaining listen that captured my attention from the first to the last chapter.

This is Magnolia Allen and Jagger Scott’s story and is certainly steamy and at times funny. The narrator Laurie West is relatively new to me and she did a good job with the narration.

Having moved to San Francisco for a new start, she meets her new neighbor when he sends her a note. When more notes follow she is determined to find out more about the rude man in apartment five. What she doesn’t realize is that he is a man from her past, Jagger.

The chemistry between Magnolia and Jagger is off the charts and it was funny to listen as these two became reacquainted. This story is full of romance, passion and humour, the characters easy to relate to and made for an enjoyable listen.

Great Read

This was a fun quick read. I saw the sale and got in for FREE and dug in on that first night!

Magnolia has a new neighbor! He leaves her a note and the battle of the notes begins! He's rude, arrogant and self ritous. Magnolia is beside herself with his audacity to leave such foul things in a note to her. However, she can not resist the urge to respond.

As time passes and their notes increases she finally finds out who her neighbor really is! A blast from the past that she wanted to dearly walk away from.

Could fate be tempting them again for dropping Jagger on Magnolia's doorstep?

Also, what secrets is Jagger hiding and could it put their relationship in jeopardy?

This was such a fun book, with many laughs. If you are looking for a short book that is fun and makes you laugh, this is an awesome pick!

What the fuck? This is so stupid. Did I really waste my $4 for this book? Why do they keep writing promising blurbs only to write a shit story.

Everything about this book is stupid. For a guy who's supposedly in love with the heroine since he was 10 years old, Jagger came off as a complete ass. His sex jokes were disgusting and his attitude was so immature. Then the author tried to redeem Jagger by minimizing his sex innuendos. This really confuses me because for the first half of the book, Jagger kept making innapropriate sex jokes then the next, he kept saying how he loved her ever since and how he wanted to be with her. I mean, huh? On the other hand, Magnolia sounded like a strong character at first. But as the story progressed, Magnolia was more like a doormat than that strong heroine I imagined. I kept telling myself that she'll somewhat stand up for all the things Jagger manipulated her with. But one hot orgasm with him and she'll forgive him on a whimp.

There were also so many loop holes in this book that I wanted to point out but I'll point out the one that confuses me the most: The management of the building put out a noticed that a certain Jagger Scott was moving to apartment five. If Magnolia knew a Kingston Jagger Scott since she was 10, then why does Jagger Scott doesn't rang a bell to her? Considering her history with Jagger?

This book was such a disappointment. The blurb really sounds promising but the story was a real shit. I wouldn't really recommend but it's up to you.

What happens when your first crush ends up being your next door neighbor? Trouble, Heat, Hilarity...

Decided to give myself a bit of a break from ARCs.

1.) I love books with that whole enemies/frenemies to lovers vibe and this did not disappoint.

2.) The notes between '#5' & '#4' were hilarious.

3.) I loved Magnolia's blog entries. It was a great way to discover her thoughts and the past.

4.) Jagger is hot, sweet, inappropriate, determined.

5.) Fun, flirty, ridiculous, hilarious, sweet, steamy read.

6.) The friendship that sprung up between Magnolia and her new co-workers was awesome. I love seeing women supporting each other instead of tearing each other down.

7.) Magnolia is fantastic. She is making new friends, trying to crush it at a job she isn't so sure of but she is determined to make it succeed, she wants to move on from the past, and she wants to be happy.

I hadn't read a JS Cooper book in a few years. I had forgotten how much I love them.

Omg, this is my happy book. With everything that's going on in the world right now. This book completely took my mind off it for a while. It's funny and so charming. Banter, flirting, love, past, it was all so good. I couldn't put it down, I wasn't ready for it to end. Magnolia and Jagger were quite the pair.
I was so satisfied with this book. You won't be disappointed.

This book was so funny and The Rude Guy is just full of it! When a new neighbor moved in to Magnolia’s apartment building right next door he causes all kinds of havoc and they complain to each other by notes. Magnolia just wants to do good at her interview but the pest in Apartment 5 won’t give up and she barely gets the job. Magnolia is fending off his sexual comments but she hasn’t been on a date in over a year so maybe she might go easy on Rude guy till she meets him.
