I bought this book because I'm at a stage in life when I need to know about investment strategies that have good promise of return but don't require me to be a day-trader with chronic high blood pressure. In real estate, I've always assumed that you invest for land appreciation. You try to cover your costs as you hold the asset. You don't overprice rentals, and you not only don't skimp on maintenance but also you don't rush to make improvements the market isn't demanding (yet). Well, Ms. Dahms dispels that notion and offers her hands-on advice about how to think about the investor's role given what's happening in the markets today, especially in urban areas.
I particularly like her emphasis on responsible investing, that the investor is a participant in the community and necessarily plays a key role in sustainability and quality of life. I also respect her belief that real-estate investing can be an empowering field for women. This is not (thank goodness) another (yawn) flipper's guide.
Some topics Ms. Dahms covers that particularly engaged me: international investing (with cautions), cryptocurrencies (more important than I'd thought), green building costs (now economically competitive), self-directed IRAs (wish I'd known earlier!), and IRS categorization of the four types of real-estate investor (ignore at your peril?). There's also an excellent and extensive bibliography. Your research shouldn't stop here, but it's a great start.

This book is a quick easy read. It is a little unclear to me who is the intended audience, since it starts with information for the first-time residential buyer. It seems much more useful for someone who wants to expand from residence to making money from owning real estate. I think it is a good first read in this topic since it gives one lots of information about what you need to learn before making wise real estate investments. She has some information on very contemporary topics including using cryptocurrency for purchases -- way out of my knowledge so far. Likewise she mentions using a self-directed IRA for real estate purchases, something I wish I had known about 30 years ago! I think the most useful aspect of this book is the extensive bibliography and then the descriptions of what you need to learn before beginning or expanding your real estate investments.

This book was very helpful for me to understand how the mindset of investing in Real Estate is different from owning a home. I feel the book is direct and to the point, many of the particular stories felt as direct answers to questions that I had and scenarios I was putting my self. I feel that Gabrielle experience gives you good answers for different markets, particularly in the Bay Area where housing is tricky.

By far, my favorite part were the "7 Real Estate Investing Rules". I would recommend this book to anyone looking into getting into Real Estate investing.
