A poodle, a black lab and a Chihuahua walk into a dog park...

All Caleb Donovan has to do to redeem his family name is take a rundown Miami Beach apartment building and turn it into luxury condos. Easy, right?

Unfortunately, that would also turn the local dog park into a parking lot and the neighbors aren't having it. Caleb is faced with outright revolt, led by smart,

I'm a sucker for any book that involves dogs...and this one involves MANY dogs! Probably because there is a dog park located near the apartment building that brings out all of the dogs in the neighborhood and is quite the community gathering space. Of course, I use the term dog park loosely as it is a fenced area that people squeeze through a gap to enter. But it is definitely a gathering space.

Caleb and Riley are friendly rivals once the truth is out about who Caleb is and why he is at The

Really enjoyed this book! Full review to follow.
COLD NOSE, WARM HEART by Mara Wells is a cute, comedic romance easily read in just a few hours for a quick escape from reality. Kind of fluffy and quirky, not real in-depth, it is the story of opposing forces, old heartaches and new beginnings that will leave readers smiling.

Business and the almighty dollar versus the lives of a group of senior residents and their pets as well as the sentimentalities of the unqualified handywoman, toss in a budding attraction from the enemy and this one is cute,

Been in a bit of a romance reading mood lately, maybe I just needed some time away from mysteries. Anyway I thought this one would be a good one especially since it featured a dog on the cover!

Riley is the manager at a rundown complex called the Dorothy, she got the job because her grams lived there and pulled some strings. She use to have a good job at as the manager of a Donovan resort hotel until they went belly up and she was out of a job. She is pretty content with the job she has and

I should be honest up front-I am totally a cat person and not a dog person. That said, I’m always up to read a romance that has an animal on the cover though the overwhelming majority are canines (except for cozy mysteries which aren’t my cup of tea.) That was definitely the initial draw behind this debut novel by author Mara Wells, but as soon as I read the description with the enemies to lovers theme which is one of my favorites, though I think this one is better termed as frenemies to lovers! ...more

Tasked by his grandfather with taking an older building called the Dorothy and converting it into money-making condos, Caleb comes up against a force called Riley and it was game on! Caleb came from money but when his dad lost everything, including the family business, Caleb lost his investments as well and had to learn to pinch pennies. He has a better grasp of living in the real world, just not so much when it comes to the family business expectations. He still follows family dictates instead ...more

You don’t have to be a dog lover to adore this absolutely adorable fun read. That said, dogs add so much joy to the world that even if you don’t have one or want one, go out and meet one. They’re fabulous, honest, trustworthy and when they love, they love hard! It will make your day brighter, lower your blood pressure and there is little cuter than a full on doggie wagging his or her whole body with

Cold Nose, Warm Heart by Mara Wells is a great read. It shows how money can corrupt and break apart a family. Money usually gets its ways in the operation of things like what Mara Wells tells in her book. However, things did not go as well-planned as some of the characters would have liked. I liked how an elderly woman could make the elderly hard ass feel embarrasses and do what is right. Not always, But somehow she has a little bit of a sway over that man.

The elderly man treated his grandson

I’m a sucker for stories with dogs. Loulou the poodle was an adorable character and she has many lovely canine pals. Her owner, Riley, manages a building called the Dorothy. Riley used to work for a Donovan resort, but the chain went bankrupt when the Donovan patriarch went to prison. Her grandmother lives in the Dorothy, and Riley practically grew up there. She more or less keeps the building running on a shoestring. A benefit of the building is an adjacent empty lot that Riley and the ...more

Things That Worked:
Dogs, dogs, and all the dogs! Anytime you put a dog in a book, I am there. This book centers around dogs and the establishment of a dog park. There’s also a human romance, but dogs are way cooler!
Okay, in all seriousness, this was a quick, light read that I found to be oh-so cute. There was a bit of a love/hate dynamic between our main characters, Riley and Caleb. There are plenty of eccentric characters throughout the story and the dialogue didn’t feel forced or awkward. The

Riley is the building manager of The Dorothy after losing her dream job thanks to the no good Donovans. But she's perfectly happy living near her Grams with her adorable poodle, Loulou. That is until yet another Donovan shows up to not only fire her but take over her building and the neighborhood dog park.
Caleb Donovan has one chance to prove to his Grandfather that he deserves to be part of the family business. All he has to do is get his two brothers in on the project and turn The Dorothy and

At first this seemed to be a story about the rich guy who heartlessly wants to convert this old, but charming apartment building into condos which would drive out the elderly residents and transform their dog park into a parking lot. But plucky Riley Carson vows to save her grandmother’s home and the dog park. But the story has several twists that help it rise above the cliches of a rich, selfish developer clashing with the sweet, yet poor heroine.

Caleb is the son of a man who blew through the

A Cute, Sweet Romance with Fur Babies
This did not start out as a romance, but fur babies have a way of knowing who's good and who's not. Riley's poodle, LouLou (adopted) loved Caleb right off, not so much Riley though. She and Caleb were always battling about the apartment complex and the dog "park", but the sparks weren't always only in anger. Chemistry at work here!
The story base was good. Some of it, I felt, got a bit redundant, bringing up the past, over, done with, move on. I didn't care

Cold Nose, Warm Heart by Mara Wells is a cute romance centered around a dog park. Riley is the manager of the Dorothy, a very old apartment building. Caleb is the grandson of the owner of the Dorothy and he wants the apartment building as his next project. Cold Nose, Warm Heart is a sweet story about new beginnings and dogs. Caleb Donovan’s grandfather owns a rundown apartment building housing senior citizens, that he wants his three grandsons to work together on renovating. Riley manages the building that she always believed belonged to her grandmother, who it turns out used to be married to the elder Donovan. Attached to the apartment complex is a vacant lot that the neighborhood uses as a dog park. The Donovans’ plan to make it a parking lot. ...more

Riley and her dog LouLou manage the motley Dorothy apartment building. It's filled with mostly older people (including her grandmother) and yes it's a little shabby (more than a little) but it's home and right next door is the dog park. Caleb worked for his father, who managed to lose all their money (and the hotel where Riley used to work) and now he's been given a challenge by his grandfather- to redo the Dorothy and make it condos. You know where this is going- don't you? Riley and Caleb meet ...more

This was a very enjoyable story by debut author Mara Wells. The first thing that drew me in was this story was the dog aspect. I love romances that have fur babies as a character. In this instance it was adorable LouLou. LouLou's owner Riley is a manager of an old building full of quirky characters including her grams. She meets Caleb whose job is too figure out what to do with the falling apart building his grandfather owns. Riley and Caleb are on opposing sides but they are drawn to each ...more

This was a sweet romance where the two main characters are on opposite sides. Riley is determined to protect the apartment building her grandmother & friends have lived in for years. Caleb has been tasked with turning “The Dorothy” into a money making proposition. He wants to rehab it & turn it into condos which none of the current residents could afford. The neighborhood has been utilizing a vacant lot next door as an unofficial dog park but Caleb wants to turn that into a concrete ...more

Cold Nose, Warm Heart is the first book in Mara Wells Fur Haven Dog Park series and tells the story of how Riley and Caleb are thrown together by an adorable fur baby named LouLou. What doesn’t start out as a romance, soon changes course and becomes a tale of how two people on opposing fronts can come together over their love for a pooch. There were moments in this book that I felt were overstated, like constantly bringing up both Riley and Caleb’s pasts, and the story had times when there ...more

What drew me to this book was the cover but it was the story line that drew me in. This was such a sweet and cute read about Caleb and Riley. There was so much chemistry between these two right from the start. Sometimes the chemistry came out in anger but it was still there. You add in the animals and for me it was a great way to spend the afternoon. I am looking forward to reading the next book in this series. Thanks Net Galley. Oh how I loved this book...such a good story with wonderfully mad characters and adorable dogs! I really loved Riley, and how she supports everyone else, and sometimes neglects herself in the process. Caleb was a good match for her, he is trying to restore the family name after a financial scandal by buying over the building Riley and her gran stays in, but finds himself falling big for the strange group that stay there. I’m so glad it’s the first in a series as there was some unsolved mysteries ...more

This book had so much potential but it fell short for me. The story just wasn't developed enough for me. Caleb and Riley's relationship lacked depth in my opinion. While a completely satisfactory story, It just didn't do it for me (the dogs kept me in). I would still recommend however because everyone has different ideas about what they want in a romance.

Caleb runs right up against Riley and her best friend LouLou the poodle. Even though you know how this has to end it is fun watching the two try to resist and then give in to attrition. Caleb is an OK guy who is trying to overcome his family's background. Riley is a hard working woman who is taking care of everyone. She has to learn to accept help. A really fun story with some wonderful dogs as side characters.

I really enjoyed this sweet story. It's a heartwarming and humorous romance with characters who are very likable in Caleb and Riley and that I enjoyed getting to know. Oh and of course DOGS!! All good things. What's better than that? This is a new to me author and I will definitely be checking out more books by her.
Thank you netgalley for providing this ARC in exchange for an honest review.
This was a decent romance but lacked originality. The characters were bland and the plot uninspiring. Felt like a chic lit without the humor. Just didn't find it interesting but could be entertaining to those looking for a quick chick lit.

Cute story but the relationship between Caleb and Riley wasn't developed enough for me. It had so much potential. Their personalities were perfect but I just didn't get the depth of their relationship outside the drama of the building. What I took from the book was the story of Dorothy and her residents plus the dog park.

Caleb and Riley were wonderful characters but the dogs won my heart. This is a sweet story about two people finding love and all of the wonderful, precious pooches. This is a well written story that pulled me in and kept my attention until the end. I would definitely recommend this wonderful book.

Thanks to NetGalley for this ARC in exchange for my review. Love the cute cover and it's a cute rom com with dogs! First time author for me and so I'm not familiar with the style & thoughts. The characters need more dimension & more relationship building but overall it's a fun and easy read.
