Fredericka Jones is about to break ground on the shelter for single mothers and their children that she promised her own mother, before her death, she would open. Then Charles Larenski swoops in, derailing her permits with shady methods and a plan to build a big, luxury hotel.
Freddie and Charles went to high school together. He was a top jock at their privileged private school. Freddie was a hardworking, nerdy student determined to justify every penny her hardworking mother was spending on sending her there to give Freddie a better start in life than her mother had.
Charles made sure the whole school called her Freaky Freddie.
But Freddie has university degrees, her own charitable foundation, and drop-dead gorgeous looks, now. When she shows up in his office hoping that she can make him understand that the shelter is important, he's not going to change his mind, but does think it's worth seducing her to try to change hers.
Freddie's good friend and VP of her foundation thinks that, on the contrary, Freddie should seduce Charles to change his mind.
Charles's good friend, Roger, whose family is deep in the Irish mafia, thinks Charles is being too ethical about the whole thing. Charles, of course, has always been open and above-board in his business dealings, except for the awkward fact that he continues to employ Roger despite knowing that he steers some of the contracts to his mafia buddies.
I haven't said enough about Max, but really, he's not much better than Charles, even if his creep details are different.
Basically, Freddie is the only decent person in the book. By the time Charles, Roger, and Max get their redemptions, I didn't care. This is quite decently written, and some will enjoy it, but I found it be be great disappointment after The Billionaire Bodyguard. Seriously, go read that instead.You can find it on Amazon.

However, as this timeline draws near she starts having issues with permits and all kinds of stuff that could suspend or even cancel the project. This is the doing of Charles and his want to build a luxury hotel in the same spot. The man is a wealthy businessman that is using his connections and resources to tip the scale in his favor and ruin Fredericka's project. This goes a little deeper as these two characters went to high school together and Charles made the whole school call Fredericka - Freaky Freddie. As the story unfolds and it becomes clear what is going on and what each person is doing, it is funny the outside sources that are each balking into Fredericka and Charles ears and the advice that they are given. Can these two settle on a business solution? Does the business side become personal? Can a future be started by resolving the past and present challenges? A really good story and entertaining read in this series.

Oh dear what a complicated world Freddie has found herself in! She is trying to honour her promise to her dear departed Mum to build a women's refuge centre in her honour but the one person in her way is Charlie. Now Charlie was her major crush at school and he has aged very well much to her horror and she still fancies him. Except where the refuge was to be is where he is building a 5 star hotel and he made that as a promise to his partner [who is in 'bed' with the Irish Mafia!] Charlie is the Scrooge in the title of this second book of the DC Billionaires Series by Eliza Ellis. If you haven't read the first one then I encourage you to do so as it's really great. Both books can be read as standalones and are so well written with fantastic characters Charlie has his heart closed off from love because of a past relationship but that doesn't mean he can't 'see the light' and see love in his future with Charlie. But what about the Irish Mafia? Can everyone get what they want? Can love be attained , given, and reciprocated? Is there going to be a HEA for these two lonely people? Freddie and Charlie both grew up in a cold Prep School environment . Freddie though was lucky enough that her single parent mom gave her what she could as long as she was alive -- and one of those gifts was to help others.
Charlie had a father who voiced his disappointment in his son with his dying words.
Funny thing about dead parents - you can never quite live up to what you think they wanted for you - or how it fits into your own new grown up life.
Can Freddie and Charlie move beyond past pains, and present unexpected criminal entanglements from someone close to them? Can they find and hang onto their own grown up love, and grow it together?
Maybe, if they survive and they both hang on and give it a chance!

Charles Larenski was a bully to Fredericka Jones in high school, making her life miserable when he made up the nick name Freaky Freddie. He still calls her that when he meets her, which I found to be a sign of disrespect. Being the victim of a bullying myself in high school, I didn’t enjoy his continued taunting of her with the name. I thought she had a worthy cause building a home for women and their children to get them off the streets that would help to educate them and find employment for the women. She was stubborn in being fixated on the same piece of land that Charles wanted to build a hotel on even after he gave her the ability financially to build somewhere else. Charles also should have taken it more seriously that his accountant was involved with the mafia. Charles could have faced criminal charges by association like money laundering never mind what they could do physically and financially to him and those he cares about.
A high school nerd meets her high school bully many years later. Fredericka is determined to build a homeless shelter in memory of her mother. Charles wants the same land that Fredericka wants to build on and decides that he will do almost anything to stop her from getting it.
I thought Charles was rather naive in working with his friend who was involved with the Irish mafia. I still enjoyed the story and the machinations that they had to deal with on their way to both business and pleasure.

The story of Freddie and Charles was ok, they knew of each other in high school where he was mean to her, but they are noe adults and 20 years have past. They are compiting for a spot of land for two different reasons, and they try to trick each other. It is an ok story but the way it is written was not completely to my liking, I thought it need a little more structure, a little more detailes about the people and places, and I did not really feel the chemestry between the main caracters. But it was ok.

Nothing like a wonderful holiday full of surprises... I enjoyed reading this book. Was a wonderful read throughout. Perfect holiday book to read and enjoy while snuggled up with a hot drink and slowly sucking on the candy cane shaped spoon. The characters pull you in and make you want to read more. This book was kind of a center of the road read for me. I really liked Freddie. I admired what she was trying to do, the things she had overcome and the love she had for her Mom. Charlie I wanted so badly to truly like. Unfortunately, I could never acheive this desire. I will say he had his moments but, In my opinion he needed better judgement and better friends and associates. This is my candid, voluntary review.
Prepare to do battle. Fredericka and Charles come out swinging. Charles is not the most likable of men, but his heart is in the right place. Freddie as I like to call the heroine, is an emotional, thinker. She refuses to be bulldozed out of her dream. Can these rivals ever find common ground? Her Business Rival Billionaire is driven by strong personalities, powerful emotion and festering sexual attraction.
A great read! Freddie is planning to do something nice to honor her late mother. Charles, who has a heart of stone and bullied Freddie in high school, has big ideas to bring jobs and takes the land that Freddie has her eyes on. These two former school mates will try and work past their differences and just might find love in the process.

An amazing great roller coaster ride that is well written with an engaging storyline. It is filled with a good mix of drama, humor, personal conflicts, suspense and sexy scenes. The characters are intriguing in this well developed storyline enjoying the story through every page turned.

I love the lead characters and the best friend Max. I just would have liked some more action in the storyline about the mafia. But I would read it again and recommend.

This was a good book with a fun storyline and wonderfully crafted characters. I enjoyed reading this book. The chemistry between these characters was apparent from beginning to end.
My first book by this author and I have already downloaded the first book in the series. Freddy is battling her high school nemesis billionaire Charles over a piece of land she wants to build a woman’s refuge in honour of he deceased mother. He wants to build a six star hotel and has just found out that his partner had made promises to the Irish Mafia who wil not take it kindly if the hotel is not built. Freddy and Charles will have to battle her prejudices and and their present differences and difficulties if they are to have a happy ending.
