Realty 1: Equity is an ILLUSION and it doesn't matter when we concern ourselves with rural land and servicing a need for people to live. Cash flow is more important. Myth 2: Buy land including rural land because it is scarce. This is a no brainer. Realty 2: For rural land, it depends on several factors including access, layout of property, location, development potential, and price. Myth 3: Price of the property is the most important part of any real estate purchase including rural land. Realty 3: Althought important, price only accounts for 20 percent of the overall analysis. Myth 4: Intelligence is the most important trait needed to succeed in the rural land property business. Realty 4: From personal experience, Persistence, Patience, and People(People skills) are more important.

A disappointing pamphlet of 75 pages with very general information.
examples:

1) p. 48 in chapter 6, "How to Find Rural Investments":

"Many good internet sites exist to help people find property to buy."

The author does not mention any specific websites or even suggest a google
search term that would be helpful.

2) p. 60 in chapter, 9, "Getting Started":

"There are many areas to tap to find the necessary cash to start investing in land."

The author adds a bulleted list of options with no specifics.

A person with very little knowledge of real estate could find this book somewhat useful as a step to
perhaps something more detailed and helpful. This book does give the reader the notion, an inkling, that it is possible to make money investing in real estate unfortunately it does little more than this. There are occasional nuggets of information but these are sparse. In my opinion better information can be found just browsing the web. Definitely not worth the $11.99 Amazon is charging for a hard copy...

Basics

A very basic intro into the world of land investing. You’ll get a basic though subjective scoring system, a few ideas for financing and monetizing your purchase, and a motivational tap on the shoulder. Not enough to be actionable, but enough to give a few ideas.
