Such an AMAZING STORY! This one is definitely going on my most favorite’s list. The book has everything Romance, Love, and even Suspense.
Such an amazing cast of characters in this book. You will love everyone! I loved that everyone at the Rutherford Mansion are one big happy family. They all take care of one another and look out for each other. Olivia is such a sweet girl. She is very loving to her younger brother and makes sure his needs come first. She has a big heart and is so motherly to him and his friends.

Jed is just FANTASTIC. You will most definitely LOVE him. He’s mysterious, handsome, and dark and has one of the most amazing hearts, that Olivia soon brings out of him. He’s very brave and such a sincere man. “I love you, Olivia Brown. You’re mine, only mine.” (Jed)
This was a very exciting book for me to read. There was always something new happening. There is never a dull moment and all kinds of twists and turns in this book. Once you discover what the Vitamin D Treatment is you will be very intrigued and love it. The ending will leave you pretty much speechless and on edge and wanting more.

This book has a lot of mixed reviews and really I'm not sure why. I thought it was a really good, fun, steamy read. Jed and Olivia have such chemistry they practically spark off of each page. Their relationship happens very fast and while in most cases that isn't very realistic, I feel that a lot of times we read books to escape reality and to have a book that is just one you don't have to think about. At times I laughed out loud and others I was delightfully surprised at certain events. I thought it was a deliciously steamy and fun read! Definitely recommend to others! Can't wait to read Side Effects which is the conclusion of this story. Warning...this was a cliffhanger. I will reread this series. Great job Julia!! ARC was given in exchange for a honest review.
This was a really great book... a lot better then shades of grey, in my opinion! Very well written hot steamy romance :) I would recommend this book to anyone who liked Shades of grey!

The Vitamin D Treatment is author Julia Bramer's first book. I really wanted to like this story. I was excited about reading it, but I found too many issues with it and it didn't work for me. I think the story has promise but it is in need of an editor and a Beta Reader. With that said, here were some of the issues I had with the story...
1.) The overall flow of the story didn't work for me. There was so much extraneous information given about the Rutherford Mansion in the first several chapters it interfered with me trying to get to "know" the characters. Therefore, it was hard to really "feel" for them and their struggles when I never really got to "know" them.
2.) I love steamy scenes as much as the next gal, but the sex scenes didn't work for me. I didn't like a lot of the word choices used (genitals just sounds so gross in a fiction work). I also didn't like the multiple references to his juices (yuck).
3.) The word repetition really got to me after awhile. This is one area where I think a Beta Reader would make a big difference. I lost count of how many times I read mmmmm, jeez, and f_ck.
4.) I always love varying POVs but the constant shift back and forth (some times in the middle of a thought or sentence) in this book became confusing. I found myself rereading several paragraphs to figure out whose head I was in.
There were other issues I had with the characters, but those were the biggest reasons this book was a DNF for me.
Since I did not finish this book I will not give it any stars nor will I post a review to Amazon. I wish this author all my best and truly appreciate her gifting me the book.
I can not recommend this book since I didn't finish it. Reading is all about what appeals to the reader, there were several glowing reviews posted about this book on Goodreads. Therefore, if the storyline appeals to you then I say read it!

I really liked getting to know Olivia and Jed. I quickly sympathized for both of them because they were both dealing with very stressful, yet different family issues. Olivia is now raising her younger brother on her own after the tragic death of her parents. Jed comes from an extremely dark past with huge demons he must learn to overcome. I know this book has received some poor ratings on character development, but I thought this aspect was handled pretty well. I felt like the characters were very easy to relate too. There are a few controversial subject matters brought up in this story that were borderline too much for myself to read about, but it didn’t stop me from wanting to continue reading on. I liked how the author handled the very ending of the story and I’m curious about what is going to happen in the next book.
I liked many aspects of this storyline, but a few mechanics bugged me. One of my biggest issues was how the author dealt with all the POV switching. At times, I had to go back and re-read parts because it was quite confusing on which characters head I was in. The author also references some bias to religion, which I felt could have been left out of the story.
If you are a fan of Sylvia Day’s Crossfire series or just a lover of a strong, rich, powerful and dominant male character, then you might really like this story. I also recommend this book to all erotica lovers because there are many, many, many sex scenes throughout the story. Overall, I rate this book 3.5 STARS!

This book had a lot of potential and with it being the authors first novel I can understand the some of the common errors, that can be worked on in the follow up. It may be the little things but those are always the things I notice the most. For instance in the beginning of the book when Jed was observing Flapjack (the Cat) he was always referred to as "It" instead of "He". Ok so anyways on to the good stuff. The book started out good and you could definitely feel the chemistry between Olivia & Jed. But what I failed to feel was an actual connection. Being inside Jed's head was like looking into a book of his life. He was soo crude at times it was uncomfortable to read. At times the book seemed to be rushed & certain situations were resolved WAY to easily/quickly, but at the same time it seemed that there was soo much repetition that it just prolonged the book. I completely understand and respect that this is suppose to be a Erotic Romance but i swear it was like every 3 pages it was nothing but Sex Sex Sex. I'm not saying that it's a huge issue but again with the repetition. I can honestly say that this was Enjoyable and I'm looking forward to seeing what happens next for the Rutherford Mansion Family.
I won 2 paperbacks part one and two of this series! This book was hot!!!! I loved Jed! And even though it had a big cliffhanger even if I didn't have book 2 I would of snatched it up. I feel bad just now writing this review because I've had both books for awhile now. But I had 67 books on my kindle and quite a few other paperbacks that I had to read. When I first got them and looked at the cover I truly didn't think it would be something I could get into I like my books, emotional, hot, funny, etc..etc...I thought it was going to be like a sci'fi book of some sort. LOL NOPE this book was all kinds of hotness! Jed and Olivia *snort* well the sex scenes and drama was awesome the only word I can't stand though in a book when referring to body parts is Vagina lol I just can't stand that word I don't know why but makes me cringe. It still didn't take away from the book though. I seen other reviews talking about the POV's switching back and forth but that didn't bother me and maybe its because I enjoy reading different POV's throughout a book. Plenty of twists and turns in the book and if you love a hot, dominating, sincere, caring, protective man and of course some hotness then its all here for ya in this book. You did a great job writing this Julie and I so loved it!!!!! I'll be doing part 2 in a few days!
This was a free read a few weeks ago. I enjoyed it at first but then it just went on too long. It became boring and repetitious. The ending was a cliffhanger and I will not read the second.
Olivia is a young girl that has just inherited a hotel from her parents after they are killed in a MVA. She is 21 and works as an interpreter for the United Nations. Enter Jett, rich entrepreneur of 26 (sound familiar). He comes to stay at the Rutherford and is secretly hoping to purchase it. He sees Olivia and wants her. She is little naïve to his very sophisticated self.
The story unfolds from here. I think the book could have used tighter editing and wrapped up sooner. The ending involved sudden ridiculous intrigue and was not well done. I can say that it is well written and the sex scenes are certainly erotic. I just did not like how author tried to fit so much into a week long time period. I was skimming by the second half of the book.
I'm so thankful that when Julia asked if I would read her book and review it, that I said sure it sounds like a good book. It's more than just a good book, it's fun and has lots of twists that keep you on your toes. The cliffy Julia left us with is the type of cliffy that will bring back the readers to find out what has happened to the Mansion.
The chemistry tween Liv and Jed was so strong and you felt it the moment Jed set eyes on Liv. Everyone that works at the mansion feel real and this is what makes a great book. The only reason I can't give it a five star rating is for the fact there are some errors, and a few missed words, where you've got to read the sentence a few times and add the word that is missing to make it sound correct before you can go on.
This was a good story, I loved the characters and all the drama! Olivia ~ I actually loved her she was just so loveable. She was a bit naïve but was also very mature for age. To have been thrown into the situation that she is, but she steps up to the plate (per say) and takes care of her brother and her parents business.
Jed ~ He's a bit mysterious at first and its hard to get a good read of him. But you soon see he pretty much changes for the better and becomes a better man. Olivia is actually very good for him and does wonders for him emotionally.
How it ends is to say the least a bit of a WTH moment but there seems to be more to the story to come!
“Next time mi shoot him, Mr. Carson,” ........ That was by far my favorite line in the whole book!
I have a love/hate relationship with cliffhangers! I love the suspense, but I am not a patient person! Having said that, I thought this was a good book. It read really quickly, the characters were believable and I am a sucker for a love story! You've got Bruno the lovable gay guy cheering on the couple and Celia always in the background and right up front showing her disapproval. I love when the Alpha doesn't let what others say stop him... but then again I guess that would be in the definition of an alpha! One thing I would like to have seen was this from 1st person POV instead of 3rd, but that's just a personal preference sometimes. I will read the next one!

I really liked this book. It was fast paced but not too fast paced. This book really surprised me. It started out as a typical contemporary romance. A bad boy/player meets sweet innocent girl. They fall in love. Then at the end its becomes this suspense drama with a cliffhanger. I can't wait to read the next book to find out what happens.
OMG What a good book! The only down fall to reading this early is the ending is so abrupt. I want to scream!!!!! I love the characters, they are fun and flirty, also they work very well together. The ending had a HUGE twist and will make for a great series if wanted.
I liked the book. The internal head cursing was alittle overr the top for me but I loved the idea of the story. I would have loved to vacation in such a nice setting and to get away. The scenes were hot and I was very impressed. A must read.

I really enjoyed this book and was very surprised by how well it was written. Julia Bramer does a great job of describing all of the characters, locations, and situations; especially the sex scenes! Whewwww!!! This book was hot, hot, hot!! I mean, you already can tell by looking at the teasers!! Just smokin!!! Christian Grey and Gideon Cross better watch out, because Jed Carson is coming through!!!

At some points, I busted out laughing to the point my stomach hurt. Heck, while I was making dinner one night, I thought about the novel, and laughed out loud again! LOL!!! I finished this book in two days; only because I have to work; otherwise, it would have been one day. The plot twists were unpredictable and captivating! Beware, there is a major cliffhanger so I definitely need to read the next book, Side Effects. This was a great book and I highly recommend this to everyone who loves a great steamy and hilarious love story.
Millionaire playboy Jed Carson. Hot, sexy, confident, cocky. Sweet Olivia Brown. Shy, beautiful, rich, knows 6 languages. She has charm around everyone, presidents, ambassadors. But is insecure around our Hero, of course. Oh, and she is a giggler. Of course, Jed loves it.
Jed comes to stay at the Rutherford, which is grand and beautiful. He meets Olivia, who is the daughter of previous owners. She has just come to be the owner. Right when they lay eyes on one another, there are sparks flying ! Jed wants her right off the bat, but no mixing business with pleasure.
Jed is there to schedule a meeting to purchase the Rutherford. He certainly didn't expect there to be waterworks from our Heroine 4% in. "Sobbing into his chest, uncontrollably" doesn't stop her from feeling him up. He is a "sexual magnet" afterall. It is then, mid messy sob, "Her nerve endings ignite, awakening a visceral need-A need to be touched by a man, to be loved by a man, and to make love to a man." But when she backs up to make a move, She realizes she slobbered all over his expensive shirt. Yeah.
DOWNHILL SLIDE.
The adjectives used in this book got annoying quick. Every sentence was corny because of them. They needed to be toned down. An editor or Beta would have made a HUGE difference, I think. If he talked about her "Beguiling green eyes" again I was going to snap. Jeez was used 134 times too many.
"He gives her a molten piercing look and nods. She lowers her eyes, flustered by his intensity and dark magic allure."
Olivia was, at first, shy and introvert. Looking to her feet and wide eyed. But a bit later she is "taking no shit" from her employees and being a hard a*s. Complex character. Giggles and all. I couldn't relate to her bi-polarness, or stand it. Can't forget about her cat, Flapjack, who was mentioned every other sentence. He was always just a footstep away and was mentioned 69 times. Popular feline.
They are both thinking about a relationship 8% in. They know absolutely nothing about one another, other than through background checks both acquired right away. They have not spoken more than a couple of sentences though. Wonder where this is going..
Typical cliche.. Olivia thinks there is nothing going on, which is true. She says she doesn't like him, which is not. But is par of the course for a book like this. She thinks, "There is no way a man like Jed Carson would ever be interested in her." Although, just the day before, he was "searching every crevice of your mouth with his tongue."
There was no build up. They met one another and suddenly wanted to be in bed. It happened suddenly. They didn't flirt or talk. Just ran to the bedroom.
The sex scenes were very clinical, robotic even. Calling the naughty parts "genetials" is not sexy, imo. Here is a little example of how it was worded. "He methodically unbuttons his shirt and peels it off. He sits the bed and takes off his shoes and socks, his eyes locked on her and smoldering with wanton lust. He rises and unbuckles his belt and slides it off. He sheds his pants and briefs in one motion and tosses them aside."
And of course, the enigmatic millionaire stud would never just have sex with a girl he just met once. They go at it multiple times in the first 20% of the story. Also, not a good idea to tell a "Playboy" you barely know that you don't want him to use a condom because you are on birth control. Millionaires never get STDs? Can you blame him for wanting to be inside her "wet spomgy insides" without a rubber though? WTF? That was in the book, btw.
I think you catch my drift. It just didn't flow. I wasn't feeling it, or anything else, unfortunately. Wasn't for me.

Heaven help me Hanna Jed is so so HAWT! Sizzling like a egg on a hot sidewalk hawt. He’s also not what I expected. Poor guy has a horrible past. His dad ugh let’s not go there in how rotten an egg he is. Anywhooo when you first start on the Journey with Jed and Olivia Jed is out to take from Olivia her family’s livelihood in the form of mansion. He wants it and what he wants he gets. Except he did not expect a blonde haired Olivia to get under his skin with her buoyant brother Ben in tow. The crazy Manager you can barely understand and the chef you just want to squeeze tight because he is just to precious and cute. The story takes a turn when a ex shows up and Jed takes action on feelings that confuse him but draw him to help Olivia as well. From here they are practically inseparable. And I mean inseparable in more ways than one. Ladies you’ll need to fan yourselves and guys too for that matter for these two are bunnies and good ones to hopping down that bunny trail let me tell you. But it’s not all about their sexual exploits. It’s about the change in the lives they make for one another. How they are able to help each other find peace and happiness. For Jed he learns to open up and trust someone. He learns there is someone he wants to care for and protect think about someone other than himself. For Olivia she finds a equal someone who helps build her confidence up and makes her feel cherished and safe after her parents death. A story that has love, intrigue and adventure that will have you coming back for more. Ben the little brother will have you ooh and aahing he is so adorable. Jed will have you rooting for his change. Celia will have you glad you didn’t tick her off but laughing at her especially the gun scene. Cash you will wonder what her future holds and if she can overcome her terrible past like Jed is trying to. Olivia who will have you hoping she finds a HEA and happiness. A nice read that will keep you coming back for more.

I had a very hard time with this one. Something bothered me after a few pages of reading and it took me a while to figure out what it was. There was a lot of sudden shifts in POV's and I found myself having to reread parts to figure out who's POV I was reading from or if it was simply narration. There's is a lot of random word placements, after thoughts, or sentences and in italics so I always found myself trying to understand if the word(s) was spoken or thought and in what context. Overuse of these words and character descriptions. Repeat phrases and way too much stuffed into one chapter. I just couldn't connect with the characters AT ALL. I really wanted to like this book and I tried but it just wasn't happening.
Jed and Olivia meet and sparks fly. Jed a playboy entrepreneur, Olivia a shy, mature but naive young woman with a myriad of new responsibilities on her shoulders following the death of her parents. I liked some of the supporting characters but the writing style just couldn't keep my attention. I sometimes felt like all the types of things that made other New Adult Romances such a hit (i.e. Bared to You, In Flight Series etc.) were thrown into this book at random. Mostly with this book I felt more like I was being told what was happening, how to see, and feel character relationships and interactions. Rather than being immersed into the reading it felt like I was being read to.
The Characters The main ones are Jed & Olivia. There's Cilia, Cash, Ben, Roger, Bruno and a few others.
I didn't like the characters (except Cilia and Ben) and I couldn't connect with them.
They were just words on paper. They didn't feel real and there was no emotion.
The Story & The Writing There was a lot of sudden shifts in POV's and verb tenses. I had to reread parts to understand what I was reading

In General I really wanted to like this book and I tried but it just didn't work. It was too long. There was no romance and there was no connection with the characters.
Recommended To If you want to read erotica, this is for you. If you want more than just sex, then it's not.

This book didn't sit right with me from the very beginning. I thought the first chapter dragged. The first couple of paragraphs should really grab you, but instead the first part of this book was about Jed's impression and description of the scenery. The entire first chapter is him getting checked into the mansion.
Also, the POV changes from sentence to sentence. One second, you are in Jed's head, the next you are in Olivia's. I couldn't keep up with who was thinking what. It was dizzying. There were also some typos, changes in tense, and other minor grammar errors that irritated me a bit.
The story and the author have potential, but this book needed some more work. There were parts that dragged and could be cut out. Some phrases were very repetitive- if I see "jeez" one more time...ugh. It seemed like Olivia's only exclamation. Jed's only exclamation was F¥CK. And I don't want to read more about Jed's "juices."
The sex scenes were plentiful- too plentiful, and that's saying something for me to say that. But they can't sit for a minute without getting frisky. Some of them were steamy but not really erotic. Some were wham bam thank you ma'am. But I never really felt the heat. And the fact that they watched the 40 min video of his dad--- eww....
Anyways, this was not a favorite for me and I would not recommend it to my friends.

The story started a little bit slow for me. With its alternating POVs between the main characters, Olivia & Jed, I found myself confused a lot of times, as to who's thoughts I was into. Maybe, it was the reason I didn't feel connected to the characters and the story as well. The plot isn't bad either, with its sudden twist and the suspense scenes at the last chapter of the book made this story quite intriguing and enjoyable read. With the opening chapter, when Jed first arrived in the mansion, with those thoughts in his head, piqued my curiosity a little bit.
Well, the blurb says it all. Without giving away so much, if you want a sizzling read, then this is the perfect story for you. Olivia and Jed just couldn't take their hands off each other. Though if you're looking for a toe-curling romance novel with lots of steamy scenes, you might like this. I didn't like this that much but I didn't hate it either. It was just an okay read for me. A billionaire hero with a tainted past and a sweet and likeable heroine, who found love and comfort in each other amidst life's circumstances is what inspired me to give this book a try.
This is the author's debut novel but I'd love to read her future books as well.

She has decided to put her career at the United nations on hold, so that she can help her brother adjust to the loss of their parents.
Jed Carson is ready to get out of New York and move is solar panel Company to Denver, but also acquire the Rutherford Mansion as his new business venture.
As he is checking in at the Rutherford mansion, he sees Olivia and wants her. She is assigned to showing him the grounds and they are physically attracted to each other.
Olivia is a bit naïve I would say and Jed being the bad boy he is, but they somehow mesh well.
The ending was a WTH moment, but I can’t wait for it to come out.

I enjoyed the book even with the GIANT cliffhanger. The characters where good. The chemistry between Jed and Olivia was strong and instant. I loved the supporting cast. Ben & Ciela where we'll written. I liked the twists and turns even though the problems seemed to resolve them self rather quickly. I did love the family feel of the mansion. I do wish Jed and Olivia had an expanded vocabulary. They seemed to like the same word all the time. Sometimes the story dragged on and sometimes it was rushed. I feel like the editing could be a little cleaner. With that said I still enjoyed the story and I am going to continue on with the next book Side Effects The Vitamin D Treatment Finale I hate not knowing what happened. I wish the author good luck with the book.

I'm not sure how to rate or review this book. I don't want to give it 2 stars, but yet I didn't actually like it. I almost didn't finish the book, but forced myself to so I could review it as promised. The beginning dragged. Most of the book I was confused and not sure why anything was the way it was. Olivia's shyness yet being OK naked in front of some was weird. The sex was not bad, just mostly the same and pretty brief. The innocence bit got old. The words used during sex were quite odd to me and some of it just seemed out of place. It felt like the author was afraid to be raunchy and faked it.
Wish I could say I loved this book. I can say that at the end (many days after I started the book BTW) it started to get interesting. Then bamn! I wouldn't call that a cliffhanger, more like the next page was missing. I even checked. I have never read a book that ended in the middle of the true climax. If part 2 is anything like this one, no thanks. That's just my opinion though.

I really hate the idea of having to write a bad review on a book that I won through a giveaway. At first I really liked enjoyed the book, but as it went on I started to really dislike the main characters. The book became very repetitious and it really took the fun out of reading it. I understand that this is a erotic romance novel but I think the sex scenes were a bit overdone. I wanted to see a connection between Jed and Olivia, but I just feel that they were mostly just sex. I didn't see the romance element of the story. It became too predictable. I also became annoyed at the overuse of the phrases (Fuck, Olivia. Jeeze. Get a grip girl, get a grip.) I wanted to really get into the characters mind, but their thoughts were mostly limited to one word.
The rich Jed Carson is looking to get out of New York and away from his father. He knows of a Bed and Breakfast, "The Rutherford Mansion" in Denver that might be going on the market soon. Jed books himself a room and decides to scope it out. Jed is introduced to Olivia she has inherited the Inn from her parents who has both passed away recently in a car crash. Jed is transfixed by her natural beauty and innocence he knows he wants her from the start. Jed has lived a life as a man whore never knowing love never wanting to partly because of issues from his past. Sweet and innocent Olivia changes all that for him. This is a sweet love story with lot's of sex, ex girlfriends, a controlling father, and a murder.
It took me much longer to finish reading this book than I'm used to. This was not one of those "I couldn't put it down" books for me. It had a slow beginning, middle and the end just to put a cherry on top was a cliffhanger :(
I felt like every other page they were having sex, and it became repetitive and annoying after a while. I completely lost count of how many times he told her "you are so beautiful" both before and after they did the deed.
I don't believe I would have finished the book if I had bought it myself, but since the author very kindly gifted me with a copy for my honest review I pushed through it, because it wouldn't be fair to review it without reading it trough.
