A good old fashioned Things That Go Bump In The Night tale, with some twists. The cleverest, to my mind, was updating the setting from hamlet so secluded in the woods that the denizens don't realize that life filled with monsters is unusual / horrifying to a former factory town turned self-contained exurb where people are more or less quarantined by choice. The other twist is telling the story from the point of view of one of the town's Not Human residents, but one who is an outcast from the rest of the Not Human society.

Morality, heroism, bravery, empathy, compassion, even choosing the hot girl you don't really like just because she's hot - Yovanoff touches on a lot of the YA classic themes and brings in a few of her own. I really liked this book, and I'm going to keep watch for her next one. I wonder what other interesting things are lurking in her imagination.
