I have not implemented the ideas in this book, however, I have read a lot of real estate investing books. This one gives the best step by step, down to earth, full instructions to legitimate real estate investment. It's not a book long infomercial to some $10,000 seminar like many other real estate books.

Mike Summey and Roger Dawson explain the right way to buy and hold rental properties - including not being a landlord. Mike gives good examples on how to be creative in your offers to give you a better chance at closing deals, even instances where you can pay the seller their full asking price when the terms are right, like 0% interest!
