So yeah, this went way beyond my normal comfort zone(s) but I still loved it, even though I don't understand the need for spankings...and there were lots of spankings but nothing more hardcore than that. The scenes/sessions were really intense and they got hotter and hotter the deeper I got into the story...once romantic emotions became involved and things started going beyond the original agreement. The early scenes don't even involve sex so there was plenty of sexual tension between the subs and the Dom to keep me interested.

Ok, let me backup to the scenario: two subs in love (Jay and Austin) are so desperate they decide to try out a straight Dom (Liam). Those who know me, know that I usually avoid ménage any time I can, but this really didn't feel like ménage to me. Austin and Jay were so in tune with each other they were like one person...one entity, and yet they were so different and unique. (Hard to explain because I know I just contradicted myself.) They feed off each other's responses and their loyalty to each other is incomparable. Then there is Liam; I loved how Liam was able to identify Austin and Jay's different traits and needs and exploit them to the point of maximum pleasure for all three of them. There just couldn't be a story without all three of these men. Then add the gfy aspect of the story and it was just perfect for me. I love self-discovery. The progression was slow and the fears and needs all felt real to me leaving the story romantic and beautiful.

4.5 Stars because the flashbacks at the beginning were a little annoying, April needed to be written out of the story completely, and I really wanted a longer ending. I needed more of these three men together; I want to know if they ever worked out the living arrangements. I'm perfectly ok with a HFN, but I just needed a little more.

I definitely want to read more by these authors and recommend this book to anyone, even those who are wimps when it comes to BDSM and ménage.(less)

Geez, the BDSM scenes in this were so good. All 3 of the MCs were such a perfect mix. Austin and Jay were so in love and so adorable. Their love was easily apparent and felt real. This was nice to see as so often we see the doms being experienced and all knowing. Liam wasn't - but he paid attention and got to know Austin and Jay. The story also seemed very realistic in how Liam came to accept that he wasn't as straight as he argued and eventually shared his history. Nice story of the three of them coming together.

Like for others, the character of April was so distracting and annoying. One could argue that characters like this emerge in real life and people have to deal with them but I found her nothing but distracting to the story and didn't find her needed. There was enough conflict/angst without her. That gal needs a serious spanking and not the fun kind. If she had been kept to just 1 scene, it would have been ok but the scene with Liam was too much.

Overall, this was a really, really good book. April knocked it down a 1/2 star from what would otherwise been a 5 star read for me. Would have been a 5 star without April (view spoiler). It ended at a (view spoiler) and I was ok with that. Things are still new and they are working through them and still getting to know each other so it made sense for me.

Would really like to get a 2nd book or follow up short to see how the guys are doing.

EDITED: After thinking about it...I'm bumping this up to 4.5 stars. April and what I noted in the spoiler above is only worth a 1/2 star deduction. I loved these MCs.(less)

This is a wonderful & wonderfully kinky book. The scenario us just so believable too. I would love to meet up with Liam, Austin & Jay for a coffee. I am in the minority with my rating and review; not because it’s a bad book, but because BDSM is not my favorite subject. The writing is superb and the character development is great. I love these authors’ style and will continue to devour their books. I just prefer to stay a little lighter on the spankings, if you know what I mean.

Maybe because I was too tired when I started reading this book, but it didn't grab my attention until Liam shows up. Room at the Top is the story of two subs looking for a dom. Both Jay and Austin are in a committed relationship but they both need a dom in their lives. Enter Liam who gives them the direction that they need. I really liked the dynamics between all 3 of the guys. Austin and Jay are so good together, and you really see how they work as a couple before they ever get with Liam. This book is just as much about BDSM as it is the romance between the 3 characters. It works because it really shows how the romance and D/s go together and influence each other for these guys. So you should expect a lot of BDSM in this book (although it's not seriously hard core or anything). In fact, almost every chapter has a...more I really liked the dynamics between all 3 of the guys. Austin and Jay are so good together, and you really see how they work as a couple before they ever get with Liam. This book is just as much about BDSM as it is the romance between the 3 characters. It works because it really shows how the romance and D/s go together and influence each other for these guys. So you should expect a lot of BDSM in this book (although it's not seriously hard core or anything). In fact, almost every chapter has a scene; however, these scenes with Liam don't include sex until the second half of the book so it's not bogged down with a lot of sex scenes.

The authors did a great job describing the needs and feelings of each character. This is one of the few m/m books that I've read that really make me understand why each needs either domination or submission, and how they each respond to it. I also liked how they explained the differences in Austin's submission and in Jay's. It was different for each in why they needed it, what exactly they needed from Liam, and in how they responded to what he did. I loved seeing those subtle differences.

I also liked that plenty of time was taken to show how Liam's feelings developed. His feelings for the guys come from their BDSM sessions which really makes sense for him. See although he's always dated women, he always enjoyed male subs (although he never had sex with them until Austin and Jay) more than females because of the dynamics involved. Because of that, it seems more realistic that since he found the perfect (for him) male subs in the guys, he would eventually come to love them beyond that as well. It's also brought up several times as to whether or not he was ever totally straight since he always preferred male subs. I really enjoyed the times we had Liam's POV because we saw all of this and his struggles with what was happening. I also enjoyed being in his head b/c we got to see past his role as the dom. For instance, I enjoyed the times that he wanted to smile or laugh at something one of the guys did during a scene, but he knew it was up to him to keep the scene going so he couldn't. It's little things like that that really made me see Liam as a man and not just a dom.

There were also a couple of things that kept this from being better for me. The secondary character of April wasn't explained well enough for me in the end. I got that as the only girl and the youngest child, she was spoiled rotten so she developed that mentality of always getting her way or whatever. But at the end, the authors try to show a revelation of sorts, and I didn't completely buy it after everything we were told. Plus, it was never followed up so who knows if she really changed.

Also, although there is a happy ending, we're still left with plenty of questions as to how the menage will really turn out. (view spoiler)

Overall, I really enjoyed this story and appreciated it for its approach to BDSM and showing the dynamics the three main characters.(less)

I have to start out by saying that I absolutely loved this book. I normally steer clear of BDSM and menage books and this one had both. It was recommended highly so I decided to give it a shot. I am so glad that I did.

This is not the traditional BDSM or menage story. Jay and Austin are in a committed relationship and they love each other dearly. They just need more. It was recommended highly so I decided to give it a shot. I am so glad that I did.

This is not the traditional BDSM or menage story. Jay and Austin are in a committed relationship and they love each other dearly. They just need more. That more being controlled, spanked, submissive to a dom... together. They are a package deal. They don't want another person in their bed. They want the thrill of giving up total control... together... but not if it involves having sex with their dom. While their relationship is perfect in every other way, this is needed by both Austin and Jay. When their regular dom moves across the country, they seek out someone who will take his place. After a bad experience with one person, their former dom recommends Liam. Liam is straight but he has experience in his past of dominating men. It seems like the perfect arrangement for all until feelings get involved.

The reason that I normally shy away from books including a third party is because I hate reading all the emotional b.s. that is involved in that type of relationship. There is always jealousy or insecurities that are played out during most of the story. That was so not the case with this book. Austin and Jay are very secure in their relationship and they both have the same wants and needs. Liam, on the other hand, is an enigma. Not only is he straight (having never had sex with a man before), he is divorced and the father of two children. The arrangement works out well for the three in the beginning but then Liam starts having doubts because he's wanting more... much more.

This is such an amazing story. Jay and Austin are absolutely perfect for each other. They have normal couple disputes but the love between the two constantly shines through. Liam is so serious. It was a pleasure watching as his feelings for Austin and Jay became so much more... and watching as he battled himself over those feelings.

Austin's family takes up a small part of the story, mainly his psychotic and bitchy little sister. Seriously, she is the type of character that makes you want to reach into the book and slap the hell out of her. She's spoiled and the word bratty is too nice to describe her. The entire world is supposed to bow down to her and do what she wants because she demands it. There is no appreciation when someone bails her out of yet another jam. It's like it is owed to her. I kept waiting for someone (Austin mainly) to stop giving in and either force her to take responsibility for her actions or to just walk away completely. It would have been understood. (view spoiler) The way the sister thing was handled is my only real issue with this book. Otherwise, it was perfect.

Overall, an excellent story about three men whose relationship starts out unconventional but ends up being a beautiful love story. I would like to see what happens after "THE END" as there are still a couple of things left undone in my opinion. Don't get me wrong, the HEA is there but I would have liked to have seen more. The BDSM aspect was not what I expected. By some recommendations and reviews I've read, I expected it to be much harsher than it actually was. I actually enjoyed reading about it the way it is written in this story. I didn't feel a lot of humiliation or overly done (violent) episodes. Everything that happened happened because it was what the character (either Austin or Jay) wanted. I never felt that it went too far.

I will definitely recommend this to anyone who reads this genre and I will be seeking out the back list of both authors. I only regret that I put this off for so long.

This definitely had all the makings of a 5 star read for me, but I couldn’t quite go there, and I chalk it up to having a conflicted Dom.

Generally speaking, I like my Doms strong and decisive with a very big dose of affection. The fact that Liam insisted he was straight and yet preferred playing with male subs just didn’t feel right to me. I liked that the book showed what each character was thinking. The menage dynamic worked really well and all three of them were fully included in the scenes. I didn't like Austin's little sister, she was very annoying and she didn't redeem herself. I also wanted to read more about their relationship and their living arrangements.

Where to begin?

Jane Davitt creates multilayered characters - this is one of the reasons I loved "wild raspberries" and "wintergreen" so much.

In "Room at the Top" we are presented with characters we get to know throughout the book, all have their strengths and weaknesses.

I honestly can say, that I fell in love with Jay and Austin. I couldn't always follow them in their need to ge hurt but I loved how different they were and how wonderful in tune with each other.

This book contains BDSM and M/M/M and I feel enormously sorry for anyone whose preferences keep them from reading it, because they will be missing something excellent. This book shows very clearly a menage situation where all three men are essential to the dynamic of the relationship. No pair would work in isolation, but as a threesome they click. Warning: This book has strong BDSM elements. Jay particularly likes pain and Liam dishes it. I didn't feel that anything was over the top - nothing made me squirm. Also, I liked how Liam employed basic equipment, in his home, and his idea that a trip to the supermarket could yield a treasure of toys.

I was captivated with this story, and really had to mull that over after I finished, because it was made up of lots of sex and usually that's the sort of thing I get antsy about. But Davitt & Snow do such a good job of using each and every sex scene to move the story along that none of it was gratuitous or repetitive.

There was a thorough build-up of Jay and Austin's situation, so when Liam finally enters the picture we have developed a need to know him as much as Jay and Austin do. Jay and Austin are complicated characters, with distinctive personalities. This was accomplished in both obvious and subtle ways; obvious with things like the mess Jay leaves everywhere vs. Austin's neatness. Subtle in the way they treat each other and understand each other, and in the way they expressed their need for dominance.

Despite the fact that Liam is a confident, experienced Dom, he's lonely and a bit lost and you know these boys are just what he needs. His discovery of that is a while in coming, and it's a pleasure to see it happen. There is just the right amount of angst.

The only problem I had with this book is Austin's sister, April. She's a young woman who is over-the-top selfish and mean and I wanted Austin, or even Liam, to smack her into reality. I believe she had a part to play - I think Austin's reactions to her change a bit as his and Jay's relationship with Liam changes - but I don't think it was expressed strongly enough. Her influence on some of Liam's choices was rather ham-handed. Maybe I was so turned off by her that I can't be objective about her place in the story!

Regardless, I did enjoy Room At The Top immensely, and highly recommend it.

It is amazing to me to go through an entire book, that wasn't half bad, and not find one quote that I'd be willing to put in this review.

The boys in this were lovely to read about. Jay had a book fetish I could definitely appreciate. Liam was everything I want in an alpha male, though maybe a little too closed off sometimes. Finally, Austin lacked backbone with his sister but made up for that characters trait during his sub scenes.

3.75 almost 4...I really liked this book. For sure one of the best BDSM books I've read. The scenes were SO intense, and they dynamics between the three main characters was great. And the scenes were crazy HOT!

Austin and Jay are a couple they are also submissives, and the man that has been their Dom has moved away. Through him they connect with Liam who is a Dom, but also straight. They agree on some terms and begin a D/s relationship.

Jay is sweet and absent minded when he’s reading or involved in building his dioramas. He’s funny, loving and a go-along get-along guy who doesn’t know when to be quite because he likes the reprisals…a lot. Jay welcomes the pain. Ouch! Ouch!

Liam is a reserved and commanding Brit who is 15yrs or so older than Austin and Jay, which means a bit set in his ways. Liam sees taking on the responsibility of two subs as a challenge. He has a dry sense of humor and he loves to dole out the pain in ways so creative I found myself sometimes cringing. On the rare occasion he exhibits his soft side I smiled and melted.

The story was well written and flowed smoothly from page to page. No skimming required and no skimping on pages. This was a full 23 chapters. A definite recommend and I’ll be looking into more books by these authors.

I have read a similar premise in M/M/F before and liked it a lot, so I had high expectations for the story. For the most part it delivers. There were a few too many scenes in my opinion. Several scenes at the beginning were necessary to establish each individual's needs and personality, but the same is not true toward the end. The one (sex) scene toward the end when Jay is trying to comfort Austin I found myself skimming through.

This book is strange because it's passable on the whole, but weak in detail.
The threesome is okay in the classic form of two lovers who find perfection through a third one. Its development is quite credible, although I've found Liam's proof of love in bad taste.

The characters are not memorable (but it is obviously a matter of taste). Austin and Jay aren't bad; Liam is cold and stiff like a stockfish; and April is simply exaggerated: she's a hybrid between a caricature and a stereotype.

Now this was a surprisingly good book. At first, it had me worried because both Austin and Jay seemed so needy and wrong for each other if they couldn't meet each others' needs, but after further reading I understood their position and where each was coming from. The addition of Liam, as a straight Dom to two gay subs was very interesting to see. Their dynamic was very engaging and by the end I was fully immersed in the story.

There are so many loose ends. I hope that means there will be a second book. I thought the plot well thought out and believable. The characters were well written with wonderful interaction. Each character draws you in in some way. The end leaves me hanging. I'm a sucker for an HEA and this was HFN which just drive me nuts:( I would love to see how this relationship between the three progresses and if April will grow up.

As you can probably guess from my summary, this is a BDSM story and it was in that aspect that the book shone for me. There were many carefully constructed BDSM scenes which were note perfect in terms of sexual tension and emotional content. Each scene built on the one before and because, at first at least, the men only see each other as a three during those sessions, it is there that the romance starts to bloom between them. It was strong and compelling reading.

Characters: The three men were all very different, bringing their differing personalities to create a realistic whole. I have to admit, Jay was my favourite character. He's geeky and bookish but he's not afraid to tell it how it is when the need arises. He's also a slob, forgetful and a bit of a drama queen. Austin is the steadier one who has a deep seated compulsion to protect and cherish. As a couple they would have been perfect for each other, if not for their need for submission. One of the highlights of the book is how much Jay and Austin love each other and this shines through all their interactions, making them very appealing as a couple. Liam brings the dominance they need in his strict attitude which is needed for Jay, but also in a sense of security and comfort for Austin. The way that Liam slowly comes to terms with his bisexuality was realistic, especially given his age - he's nearly 40. There's an age gap of 15 years between them and I liked that this was both not a major problem but still addressed in the story.

If the story had focussed solely on the three men then this book would have been pretty darned perfect for me. Unfortunately there is also the character of April, Austin's sister, who is a complete harridan. Her poisonous personality spoiled whole scenes of the book for me, especially as I pretty much couldn't see what the point was in having her in the book in the first place. She had no redeeming features whatsoever and could have been written out of the story with very little change to the overall plot. Her actions act as a sort of catalyst towards the end, leading to a bit of an annoying forced separation, but this could easily have come about without April's input. The only good thing to say about April is that the authors didn't make her have a sudden change in personality, she softens a little by the end but still pretty much remains a selfish bitch all the way through. I think one reason for her to be in the story is to show how noble Austin is, that he doesn't give up on her even when she treats him like shit. Unfortunately, it just makes Austin seem weak and spineless when the stronger thing to do would be to make her stand on her own two feet and face the consequences of her actions.

Overall: April nearly ruined the book for me, even though she's only in maybe a handful of scenes. As it is, the love that Austin and Jay have for each other, the excellent BDSM scenes, the strong writing which was high on emotion and characterisation, and the slow development of the romance made this a winner, although should I ever re-read I shall be skipping the parts with April in them.(less)

This was the second book I read by these two authors, and I continue to be so impressed by their work. Room at the Top is one of only a few ménage books I’ve read, and I was very pleased by how well the ménage is handled. No jealous partners or conflicts related to sharing. The book went much deeper than that, into the hearts and minds of three characters who enter an agreement with a certain set of expectations and end up in a situation they haven’t planned for. This book was very good. I have been looking for a with 2 sub and an older dom and this book is exactly what I wanted.

I love the relationship that Austin and Jay have even before Liam comews into the mix. They are both subs and they both understand that each other need a dom in their lives. They lost their last dom when he moved and it devistated them and their relationship.

4.5 stars - Nicely done mmm menage. Liam is such a tough guy who holds back his feelings more than he should, but I admired him for the way he handled two subs at one time. Jay and Austin were just too cute and sweet for words. Their close relationship is something we might all dream about, but they were both missing something only a Dom could give them. Excellent storyline with great characters.

There were two things that kept this book from a four-star rating. One was the fact that Austin and Jay just kept falling apart emotionally without their weekly fix of BDSM. The BDSM should have been an added spark to what was for the large part a strong and healthy relationship.
